the good, the bad & the ugly

about Avondale.  Anyone care to share anything they know??  We found a house we love & are in the process of buying down there, but don't know a ton about the area yet.  From our research & stuff, it seems like a pretty good area.  I like that it's just minutes from the 10 & 101, less than a 1/2 hr from the NW area, Tempe/Chandler/Mesa area, my job, & fairly close to lots in Phoenix, as well.  The schools seem pretty decent & there's NO listed crimes w/in 2 miles of there in the last 4 months, compared to 482 listed crimes w/in 2 miles of where we are now in Surprise.  TIA

  • What are the major cross streets?  I don't know that area too well, but my sister lives in Goodyear near Cotton & Yuma, and my parents live west of there at Perryville & Thomas.  They like it there! 

     

  • Umm, looks like it'd be Van Buren St. & Avondale Blvd.  I'm still trying to get used to the grid talk out here, haha.  Glad to hear they like it there.  Smile

  • i have family friends that live in avondale and it's a nice area on a lake off 114th and indian school. it has it's good and bad parts just like any other city here. we started to look there but decided against it for various reasons. i'd love to see the house you're looking at!!! i know there are a ton of nice ones out there

  • We just bought in Litchfield Park which is very close. When we lived here previously, we lived in Avondale. I really like the west valley.  I enjoyed Avondale and love the surrounding areas.

    Oh good, yeah I figured the good & bad just like any other place.  We really like it so far though.  Of course we're not living there yet, but we've been there multiple times in different times of the day & it always seems quiet & nice.  I'll show the house once I know for SURE that it's ours.  They already took the listings off the net though.  How has your house-hunting gone so far??

    Things are hectic with the move, to say the least!!  We closed on our house and got the keys yesterday. Today construction of the old floors begins!  I am leaving tomorrow for Texas for five days for work which couldn't come at a worse time!  I keep reminding myself that in a few weeks this will all be a distant memory!!  Good luck with the house!

  • I spend a lot of time at around 99th ave and McDowell, which is close to that intersection, and while I've never lived in Avondale, I've always heard great things!  Also, I love that there's pretty much everything you need within like a 3 mile radius!

  • Hi!  Sorry that this has to be my first post on the Phoenix nesties board (haven't gotten around to intros yet!).  We just moved to Buckeye last month and I work in Litchfield Park.  I LOVE Goodyear/Avondale/Litchfield Park area.  There's tons to do, very family friendly, just a nice area in general.  I guess it depends on how much you love the house.  I think Van Buren/Avondale is a bit unpredictable.  I drive between north Litchfield and Buckeye twice a day and it seems like there's a little stretch between Van Buren and MC-85 that really needs some TLC.  It just feels like a more run-down area (payday loan places, bars on the convenience store windows, everyone on foot, skeezy car lots, etc.) for a few miles before you get further south to the Estrella area.  Definitely drive the neighborhood you're looking at during the day AND night to make sure it doesn't fall in that stretch!

    That's ok, just come back & intro.  :)  Glad to hear you like it out that way.  I kinda know what you mean about needing a lil TLC in some parts there, but our area isn't like that.  We've been down there mult. times at mult. diff times of the day & it's always been quiet, not many people out & seems nice.  Look forward to hearing from you more.
