Ok, so here's what's going on. Sounds like this buyer is going to accept my offer....... BUT she was told by her apt manager that she could break her lease, and then the asst manager told her not w/o a huge cost. So she was to f/u w/the manager she originally spoke to (who wasn't in over the wknd) and get an answer today and then I'd know something.
I'm hoping to hear something w/in the next few hours. We would have to go over this wknd and get some stuff (get a trailer) and bring over to a storage unit/our house. Then I'd have to be out by Sat 11/22 at 9am. I'd go over that Thurs evening, take Fri off and have movers and then Brad would come over and help me. It's just that I'd have to get all this in place now and need to know something.
So I'm asking all of you to REALLY PRAY HARD. This would be a big help for us, burden off our shoulders and so send some of that nestie love/dust!!!!

** update ** - ok so apparently this complex wants to charge this chick a fee for breaking the lease and her monthly rent (EVEN if someone leases her apt after she would leave) until her lease is up (June next year). CRAZY!!!! So we don't know if you can legally do that b/c I've heard that you can't collect on a lease if you just leave (and just pay one month fee). Not to mention they have a waiting list for this complex a mile long - WTH!?!?!? So my agent is SERIOUSLY looking into this and the other agent is looking at this chick's lease............ ugh drama.

That is one issue we ran into when we were recently looking to buy a house. The apartment manager said they didn't have a "buy-out", if you move out then you either have to keep paying the rent by the month or pay a lump sum equal to the rest of your lease.
It sucks, but I guess that's the way it goes. The seller had offered to take over our lease if we had bought the house we were looking at, but we changed our minds with the economy being so wishy washy right now.
I have NEVER heard of this, and used to rent (although it was a while ago). The thing is they have a waiting list a mile long. So it's not like they can't find renters and it's in freaking BUCKHEAD!!!! Where everyone wants to be.

yeah, we've had this on the market for over 20 months now. It's awful in ATL. And they keep building condos. I am really just praying this works out b/c I'm so tired of paying 2 mortgages and I want a new house!!!

Could you help out the girl... say, you'll pay half of the fee/rent that it will cost her to break her lease? (Or, have your realtor or her realtor call the landlord to see if something could be worked out directly with the company?)
If it meant lowering the price a few thousand more in order to sell the condo it might be worth it.
