Our contract says close by 09/25

We are renting right now. We are using a VA loan and have not gotten an appraisal yet. I was wondering. I am on a month to month with my land lord. I wanted to give him at least a month notice. It's just that things are getting cut really short, and I guess I'm not really sure what to do.

  • She was out yesterday, but i'll email her today and see what she has to say. 
  • We gave our landlord 2 months notice, but we also knew that we had 90 days from the time we submitted the offer to the expected closing date.
  • We are turning in our signed loan paper work tomorrow. The sellers have yet to sign the contract so.....I don't really have a date yet.

  • I would just give them a heads up, and if you're not in an apartment complex (if you're in a house) then maybe clean up the place so it will be ready for showings so you can help your landlord out by helping them get a new tenant sooner.  

    So, if the sellers haven't signed the contract, have you only submitted an offer?  Has it been accepted?  Usually there's a quick turnaround on signing it AND usually the buyer asks for a certain closing date.  
  • I have twice (one of them currently) been on the other side of the coin.  I am a landlord and am currently renting to a couple that are looking to buy a house.  My last tenants ended up leaving because they bought a house.  Hopefully you have a good relationship with your landlord.

    What I have appreciated from both sets of tenants in the house buying process is their transparency. They have both let me know when they started seriously looking and also let me know when they were under contract...though with the quick caveat of "but we are not ready to move yet!  We will definitely give you a 30 days notice".

    I'd definitely tell your landlord when you have a closing date and then give an estimated move-out date, but tell them you will give a FIRM date when you are at least 30 days out (or a firm date if it will be a fast closing).  But keep in mind that there are often problems that crop up and push out the closing.  Think about if there are any repairs/upgrades you want made to your new house before you move.  Think about how long you think it will take you to move (including cleaning the old place) and then DOUBLE that time, lol.

     

    Oftentimes, even if it means possibly being stuck paying an extra week or two of rent, it makes sense to give your 30-day notice the day you close.  Because it is a pretty bad situation to give a move-out date ahead of time...your closing date gets pushed out...and now you have to move out because new tenants are moving in!  A landlord will usually also be more flexible if you allow them to show the place after you have given notice.

  • THANKS EVERYONE! We just got the signed agreement from the sellers, and I will fax off all my loan stuff tomorrow. Once they receive all of our signed documents we will get an appraisal (VA). I am going to text my landlord and give him the heads up. I already started packing up the little things. I know I am being presumptuous, but When I say little, I mean papers, and throwing things away that I do not need.
