Inspection before VA appraisal

Due to the dreaded 10 day time restraints on having an Inspection done before the 10 days are up. We had to schedule our inspection ASAP. The only thing is the inspection is 800 bucks, and I just don't want to waste money. What if the appraisal says no? What if he finds something wrong with the house or the price and we lose out on not only the house but the 800 dollars? But we really have no choice. I did not realize how strict that 10 day window was. Has anyone had an inspection before a VA appraisal?

We have a VA loan and we had the inspector come out before the appraiser. The inspector pointed out a few things that will eventually need attention, We had our realtor and mortgage broker make it clear to the appraiser that we would do whatever was necessary for  her to approve the house. (We thought the deck and a couple of sockets were going to be an issue, but they were fine.) Honestly, there isn't a formula or checklist for approval. Basically if they appraiser likes the house, you'll get a thumbs up! Good Luck and let me know how you make out!!
  • I have purchased 3 houses with my VA Cert. The most recent was in June, our inspection was before the VA appraisal. Let your inspector know it's a VA loan, they can tell you items that MAY come up on the appraisers problem list from the house. We thought we would have to get a railing along the front steeps and an issue in the garage and both ended up not even being questioned by the VA appraiser! Now my last house was another story, they made us have some small stupid things done before they would approve it. I think it's all up to the person that comes to your house.

  • Thanks everyone! I feel so much better! Our inspection is on wed. I will keep everyone updated.
  • I'm in your same boat! My husband and I found our dream home and we have our inspection this Thursday. I think I'm more nervous about what will be found at the inspection, but I'm definitely worried about satisfying the VA. Good luck to both of you!

  • Good luck to you! The house we are looking at is very clean! The floors, ceiling, and even where the water heater is spotless, and dust free. I am hoping that since it is so clean he/she won't be looking too close. My inspection is tomorrow. Good luck to you!
