Our tenant for our one property is great. It is a single house. She pays rent on time and takes great care of the place. She has requested a few things that I would consider upgrades, like a peephole to be put in lower because she is short which we said a polite no to. We used to live in the property and we just peeked out the window or would have a stool to look out the door windows at the top. Recently, she asked for 2 outdoor outlets to be installed. We again, always just made due by running an outdoor extension cord out the basement bilco doors. I consider these upgrades but told her I would look into it but that I really don't think we have the money for it right now. She responded that she would pay for one (depending on price) to be installed if we couldn't do it.
My husband wants to offer her to pay half because he thinks it is awesome to only have to pay for half of improvements to a home that we own. He thinks it is a pretty good deal for us and wants to keep her happy since she is a good tenant.
I agree with him on one hand but on the other hand, I'm afraid to set a precedent of putting in upgrades whenever she askes when I really think our budget should be saved for maintenance issues that are a necessity like hot water heater, plumbing issues or other issues that may come up.
Also, are there some laws about this that we may be ignorant to that you can enlighten me on?

I agree with husband and if she is willing to do halfies go for it.It's an upgrade that will actually add more value to your home down the road. Trust me as a new homeowner of a home that doesn't have outdoor outlets, it's something I will look for in the future and if a house doesn't have them, then I'll be figuring the cost of hiring an electrician into the amount I offer on the house.
I totally get her asking for peep hole, single women living by herself, it's added security. Maybe as a compromise offer to install a chain (like they have in hotels) to give her a little extra security. A $5.00 investment for you, more piece of mind for her, priceless.
I don't think it will set a trend of asking for upgrades. How I would look at it is, is this something that would add value and/or interest in the house for the next tenant or if you should have to sell the house. Here's an example: in the house we were renting before we bought our current home, the basement was very dark, dingy and kind of not pleasant to be in. And to top it off we had the old style windows that anyone could look into & see what we had in the basement. We needed some additional living space (four adults living in a very small 3 bedroom house) so we made a deal with the landlord that we could paint the basement walls and the floor. We showed him the colors we were thinking of and he approved and we did the work of painting the walls and doing a really nice expoy finish on the floor. He let us deduct the cost of the paint from the rent. Yes, it did cost him money, but he got free labor and the basement was so much lighter and enjoyable when we were done. We also frosted the windows to add privacy ($10 investment). By time we were done instead of a dark yucky basement he had a space that he could show as additional living space for a living room, workout room or a kids playroom. So it actually increase the value of what he was able to ask for rent with the next tenants.
