This is our first home, so I don't care if I look stupid, but for filling out a homestead application, does date of deed = closing date on the house? Also what does conveyance type mean? What do I put there?

  • I would think that the date of the deed is when it was filed with the county. Just because you closed on the house does not mean the deed is officially in your name. We closed on May 14th, but our deed was not filed and accepted by the county until June 21. So that is the date I would put on the date of deed.

    Here where I live, we cannot fill out the application for a homestead exemption until after January 1st. You have to be living in the home as of Jan 1st. I wish we could fill it out now.

  • Thanks, I actually already called and asked them, it was faster and quicker. date of the deed ended up being our closing date, at least that was the date on the forms I had so she said to put that. Conveyance type = type of deed and she told me where to find that as well. I felt stupid talking to her because she kept saying "it should be in the packet of forms" well duh, I have the forms, I just didn't know what they wanted in those spots, lol!

    Where I live we have to apply for homestead by December 1 if we want to be exempt from taxes for the year otherwise we have to wait till January. 
  • Certain states having a homestead can help in case of a foreclosure, I know definitely does that in Mass.  Other states not sure as much.  I know mostly because of my work in title search and in Mass homesteads used to take lien position depending on what was recorded first and if there was any subordination agreements.  Now it doesn't take a lien position, but still offers protection.  

    Though most it helps as a tax exemption.
  • Our mortgage was originally with Homestead (they sold it 3 weeks ago after receiving a total of 1 payment). Our agent walked us through all of that. We didn't fill anything out without her present/us asking questions. Good Luck!
