When will I take possession?

edited September 2013 in Buying A Home
How may days after closing does it usually take to get the keys, assuming repairs and appraisal are done?

Re: When will I take possession?

  • Most people get the keys at closing because that is when you got possession of the house.

If you signed on the house and have it on your home owner's insurance, and are paying interest on a loan for it, but you don't have keys, than something is wrong. You need to follow up with your REA and the title company person who closed the house.

  • Usually you get the keys and take possession upon DOD (Delivery of the Deed), which happens at closing. I've never heard of anyone not gettng the keys at closing unless they were giving the previous homeowners an extra couple of days to move out of the house (and even then they were probably given a copy). I'm with MommyLiberty--if you closed on the house and don't have the keys I'd call your agent and title company and ask what's up.

  • It depends on your state/state laws.  In California there is a mandatory 48 hour waiting period between the signing of the documents (closing) and receiving keys.  Some times it can take longer depending on when items were actually recorded.

When we sold our old house the buyers signed on a Tuesday and received the keys on that Friday for a total of 3 days wait.

When we bought our home it was new construction so there was almost a two week wait between signing and receiving our keys.

Not all states have this mandatory waiting period.  Also, the repairs and appraisals will all have to be done before you can sign the paperwork so that shouldn't hold up the paperwork (closing) to keys timeling.  If the stuff isn't done, it can hold up the paperwork to begin with.

  • You should get the keys at closing or sometimes the seller will leave them in the house so after you close, you go to the house and find the keys.
  • We got ours at closing.  As the others said, this is when most people get them.

  • Here, you get the keys after closing, because the deed has to be filed at the courthouse first. First thing in the morning closing could equal same day key delivery (later in the day), but according to our REA it's usually next day. The REA should know for sure.

  • We got our keys at the closing.
  • Every state is different.  In GA, I got my keys at the closing table.
