Sellers servicing furnace and AC
Hey Nesties,
I just wanted to let y'all know about something our realtor recommended, and that I would now recommend also: when you're buying your house, ask if the sellers will have the furnace and AC (if applicable) serviced by an HVAC tech if they haven't been serviced in the last year. Our realtor is phenomenal and has said he always prompts his sellers to do this when he lists their home, and he always asks sellers to do this for his buyers. They may say no, but it doesn't hurt to ask, and you'll get peace of mind knowing that things are in good working order when you move in.
While inspectors check to make sure these units are working, they aren't experts on them and cannot get inside like a certified tech can. Case in point: during our inspection, the inspectors said everything worked fine but that the refrigerant in the AC may be a little low. The service tech came and while the AC turned out to be fine, the furnace had something cracked (I can't remember the technical details but it was something necessary for operation). Although it was still under warranty, the total for servicing the two and the furnace repairs was close to $800 out of pocket.
If our realtor hadn't recommended this we would've found out the hard way, most likely in the middle of winter when the furnace suddenly quit. From the people I've talked to, this isn't something many buyers think of, so that's why I wanted to pass my story along!

I have a similar story. I bought a foreclosure and, despite living in the really Deep South where it snows here about once every 5 years, the bank had winterized the house. Now, for any of you who have ever dealt with a foreclosure, banks are reticent to do anything. But I'd read online that occassionally things can actually go very wrong when a house is winterized and so I insisted they un-winterize it before I would go to closing. So they finally get off their a** to unwinterize the house (my agent had been asking constantly for almost a month), with only about a week to go to closing. And, sure enough, there ended up being a HUGE problem! But the happy moral of the story was the bank replaced ALL the plumbing to the back half of the house without my even having to utter a peep about it. They just did it. It pushed my closing out another week, but SO worth it. They even replaced the two water heaters that were on their last legs and I'd had budgeted to replace myself after closing.
