New to area...where to buy a house

Hello.  I just moved to the Philadelphia area last month (from DC) after my husband got a new job in Malvern.  We got a 6 month apartment rental and are now starting to think about buying a house somewhere in the suburbs.  We are both 31 and do not yet have children, but plan to in the near future.  So we hope to find a place to live with plenty of other young couples/families.  I'm just curious if anyone can offer suggestions of great suburbs outside Philly.  We're hoping to stay within about 20 miles of Malvern, PA to keep my husband's commute around 30 min or less.  Any advice or suggestions would be helpful, as I know very few people in this area!  Thanks!

  • Hi, I just moved away from the area, and grew up outside of DC.

    A little more info. Do you work? Most school systems in the area are good, with a some being oustanding. What's your price point?

    You may want to reduce that radius to 10 miles...10 mi/30 minutes to Malvern would be a commutable on a "good day," but prepare for regular commutes that are more like 40 minutes at that distance. 
  • I am partial to Malvern, it is where my husband and I currently reside.  Both of us are from this general area (Paoli and Bryn Mawr is where we each grew up).

    I love it here!  It is a nice town, super safe, it has things going on throughout the year for everyone (farmers market every Sat, parades, Victorian Christmas etc), and the taxes are low thanks to the Great Valley Corporate Center.  The school district is great if you are planning a family.  They are building up King Street, which should be good (fingers crossed).  The new turnpike exit is close by, Wegmans, Target etc....

    There are plenty of other good areas in the local proximity.  Price will be key, and what you are looking for.  Traffic sucks no matter where you are in this area though!  So, the closer you can get to your job(s)....the happier you may be!  We work in West Chester and Chester Springs to give you an idea.

  • I currently live in East Norriton.  While I don't recommend this area for the long-haul (horrible school district), my husband and I would like to eventually move to the Downingtown/Exton or West Chester area.

  • Hi sl5582! I'm currently living outside of DC (NoVA) and am moving to Philly in a few months! :)  I grew up in the western suburbs of Philly and am looking to move back there. I think Great Valley and TE school districts both have good reputations. GL with your house search! :-*
  • I haven't found a job yet, which is part of the challenge as we house hunt.  I've had some interviews but nothing has worked out yet.  Most of my interviews have been in the suburbs close to where we are living now.  We are currently living in St Davids, in a small apartment, which is a very easy commute for my husband, especially compared to what we dealt with in DC!  Our budget is about 600k and it seems like we have some options in that price range, so it's been hard to narrow down the areas!  I appreciate the feedback so far!  Thanks=o)
  • With a $600K budget, you'll have no issues finding a home in Malvern area. Look into Tredyffrin Township, which has post office names like Wayne, Malvern, Berwyn and is part of the Tredyffrin-Easttown School District.

    You could also look in East Whiteland Township (part of Great Valley SD) and covered by post office names of Malvern, Exton, Frazer.

    I would limit your search to municipalities located in Chester County, as Montgomery County may be just a bit too far for your desired commute time/mileage. 
  • I agree with everything erbur said.  You will be able to get a nice house in the area for that price!  Plus, this is still a buyer's market!  One thing to be cautious of, we found a lot of the newer developments (for single family homes) have association fees.  I found this to be odd, and an added cost. 

    One note about Wayne, some parts are Upper Merion school district.  Not bad at all, but other districts may be considered more "superior."  We looked at a few homes there, because we plan to go the Catholic school route and lower taxes too.

    Good luck, and ask anything else you may think of!

  • You'll have no problem finding a decent house in your price range. I really like Wayne...walkable, lots of shops/restaurants, and there is a train station. Anywhere along the main line (along route 30/lancaster ave) would be a good option, esp since there is a train line (if you're still looking for a job, you'd have the option to commute to center city via train). We live in Ardmore (a bit closer to Philly) and really love it.

  • If you are interested in buying in the main line area, and need a realtor let me know. We have a really great realtor who knows the area really really well (she lives in Bryn Mawr).
