This is lame

So we found five houses we wanted to see. We picked our top three to go see tomorrow. One sold and one's an auction that ends this weekend, so there's no point in seeing that one. So I gave the realtor the two backups, and one can't schedule the showing for tomorrow. So we can only go see two houses tomorrow. So I went and looked online some more and found two houses I liked, only to find that they're "option pending" too. One I really liked is back to "active", but it's really out of our price range. 

I'm bummed. This is lame. If we don't find anything this month, we have to sign a new lease at our apartment and stay here another 3-12 months. But who knows, maybe there will be better stuff then. Our realtor just said this was a good time because now is not a big buying time, so we could get a good deal from a desperate seller.

  • I had the same thing when I was looking a year and a half ago.  Just keep checking the listings and if there is one you really like then go and see it that day!
  • It sounds like you live in an active market. If possible, be flexible and look at houses the day they go on the market. Sometimes you just have to be ready and able to jump on an opportunity.
  • Well both of the houses sucked. One was awesome except for the massive amounts of foundation damage, plus a bad fence, known plumbing issues, and would need a new roof in a few years.
    The other was just lame. The floorplan sucked, and there were a lot of little problems. It was just not good.

    Going to see three more on Saturday. One just listed tonight.

  • We learned that if you found a house in the price range we liked, then we needed to move quickly. There was a house that came on the market on a monday that was in the right price range, location, and other wants. We called to ask to see it that wednesday. It went under contract within 24 hours. When our current house price dropped significantly in price we had a contract on it within the 24 hours.

    You will also get those that have all kinds of problems and what where they thinking floor plans. Sometimes you might be able to get a good price on a house if it needs work and if you are willing to put the work in. But there are those houses that just need to be torn down.

    Hang in there, you will find a house that is perfect and you will know it when you walk in.

    I agree with you about your apartment. Hopefully things will work out for you. Can you do a 3 month or 6 month lease?

    Plus you never know what a homeowner might take.

    We can do 3-6 months, or even month to month, but it will raise our rate. We're not sure how much yet, because they can't tell us until about two weeks before we have to decide. We have heard the month-to-month is ridiculous here; almost twice the yearly rate. So right now we're not planning to stay, but will re-visit that if we don't find anything.

  • Maybe got less lame. We LOVED one of the houses we saw today. We're getting more information and possibly moving forward. We'll see how it goes.

  • Yeah, well that's how the market goes. Our Realtor signed us up on their house listing thing (we used Coldwell Banker) and told us to actually not bother with zillow or other sites like it since they often will show a house for sale when it's actually pending and also are 1-2 days late on posting it. 

    We got an e-mail every time a new house came on the market (often before pictures were available!) and if we saw something we liked we'd try to schedule it as soon as we can because if not, someone else could see it before us and then take it. A lot of houses also require a 24 hour notice before showing. We had a couple of snags because of that. 

    But that's just what comes with buying a house and normally why you want to give yourself 3-6 months to find one! My Realtor knew a couple that looked for a year! It really depends on what you want and your price range.

  • Actually yes. We saw it Saturday, and put our offer in this evening. Two other offers had already been put in, so we didn't get our hopes up, but they picked us! We're super excited. We'll probably be in by Christmas.
