Update to my update...

Okay, so we went and looked at the house today, the realtor came and looked at our house. ?Shes taking pictures tomorrow and then getting it up on the market. ?She told us to wait a few days to bid on the house so at least ours is on the market to see if we get any showings. ?I am a little discouraged right now because we feel like the realtor is not making us feel like we will get the house we want, partly because we are offering a low offer, so now I'm just like whatever, I feel like I dont care anymore. ?I really talked myself into this house, grr. ?So hopefully we will get it, if not, I know there is a "perfect" house out there for us. ?I will keep you updated as we go along!

  • OK, I have to ask...and I'm not trying to burst your bubble.. but I'm assuming you are fine paying two mortgages? If you are a bidding on a house and you don't have a solid interest in yours already, you are seriously setting yourself up for paying for 2 homes. If you are using the stipulation in the offer that your house has to sell first, in this market, most likely it will not be accepted. I really think you are putting the cart before the horse in that you want house hunting, and fell in love with one prior to even having yours on the market. In a sellers market, this may have worked. In a buyers market, you are setting yourself up for heartbreak.

  • I tend to agree with RaeAnt, unless you have more detailed contingencies.  For instance, you could write your offer to allow the sellers to continue to market the property (which they WILL want unless you're willing to under contract now and pay 2 mortgages), but then give you "the right of refusal."  This means that if another offer comes in, you have first dibs, but you've got to decide in a very short time frame (like one day) to go under contract and pay both mortgages.  Otherwise, you'll lose the house to other buyer.

    If the sellers agree, it can buy you some extra time to sell and prevent you from getting into a bidding war.  Unfortunately, I wouldn't expect them to even accept this unless your offer is fairly strong because the sellers can just wait for a better offer.  Do you know if there's been much other interest in the property?  Is it priced competatively with comparables, or can you justify your "lower" offer?

  • We are selling our home on the contingent that we find a home to move to. ?So our house will not be sold unless we have a place to go to. ?We are bidding on the home with the contingent that we sell our house, so we wont end up with two?mortgages. ?Just was looking for some encouragement!

    Sorry, I wasn't trying to rain on your parade, just wanted to pass on the contingency info. 

    If it helps, the reason I know all this was because we lost our first buyer on DH's house this summer (I never lived there, long story).  Our situation got really complicated, but it DID work out. I think that if it's meant to be, it will happen!
