Monday

Good morning campers.  Time to rise and shine!

Went into work early this morning and staying a little late.  Planning to flex out the day after Thanksgiving.  I personally think it should be wrong to make people come back to work for one day after a holiday.

House inspection today after work. :)

  • Happy Monday!

Mark- I also hope your home inspection goes well!

As for me, working a short shift 10-3. Then it's home to work on my essay that is now late. I totally spaced out and forgot about it. Whoops. At least this professor will accept it, even if it's late. I'll take a crappy grade over no grade. and I was doing pretty well in the class to begin with. So that's my Monday.

Honestly, not all that worried about it unless he finds something completely unexpected.  The house seemed in relatively good shape.

  • Yay for your home inspection!  That is awesome.  We still haven't even had an offer.  And the open house our realtor did a week ago only had a few people show up.  Of course I'm not sure what advertising she did.  Paul has used her to buy both houses he's owned and to sell his other house so he likes her but right now I'm getting very impatient.

My monday consists of being up crazy early with Lily, we've already done nap 1 today. I need to go to the store for some panty hose (eww) since I have to dress up for class tonight to give a presentation.

For what its worth, open houses really don't do much anymore.  You seem to get a lot of "tire kickers" than anybody who is seriously interested in potentially putting down an offer.  You also have to remember this is the off-season.  While you can sell houses in the fall/winter, most transactions happen over the late spring/early summer as people with school age children don't want to move them in the middle of the school year.

  • Yeah, we knew it wasn't the best time to sell but really didn't have an option.  Right now I'm trying to fend off the idea from Paul about renting the house out.  I'd rather leave it on the market and get it sold.  He wants to rent it if it hasn't sold within 3 months.  I think renters have the potential to do more damage because eventually we would try to sell it again.

Lets hope it doesn't come to that.  Your biggest enemy is going to be days on the market.  After a certain point, if you do get offers, they'll probably be lower as people will think you're desperate and/or will be wondering what's wrong with the property since it has been on the market so long.  Also, I found out that my insurance company won't cover unoccupied property.  Fortunately, my policy hasn't renewed yet.

  • I hadn't thought about the insurance policy.  Dang.  Just going to cross our fingers that it sells. Who knows maybe renting it for 6 months might not be a bad thing.  It would get us to the summer when it might sell better.  And then we could take it off the market and put it back on so it won't look as bad for days on the market.

I didn't know until I called my insurance company to ask about a renters policy up here.  The agent mentioned it.
