Real Estate Attorney Rec. for FSBO

We are selling are house! Woo hoo! I need to find an attorney to handle the paperwork. We use a family friend when we bought, but we paid the attorney fees and they were a lot. Our buyers are not going to want to split that cost,soooo I need a recommendation since we got forms online for the buy/sell and their mortgage guy just called and said they were all wrong and I need an attorney.

  • we bought FSBO and didn't use a buyers agent so they wouldn't have to pay the realtors buyer fee (and neither would we) and we reflected that in our price. Aside from the disclosures paperwork our seller didn't have anything prepared.  Our lawyer drew up our sales agreement (as the buyer) and then the seller reviewed it and signed. It was really no different than the standard sales agreement that realtors use. I don't see why your buyers would not just be able to use their agent to do their documents but then you would pay out the buyers agent fee (typically 3-3.5% I think).  For us laywer fees were less.
    What forms is the mortgage guy looking for?  I forget our lawyers name, but he gave us a bit of a deal so I don't know his actual rate... cause he and Kev worked out at the same gym. So not super helpful in a recomendation. I still think his rate would have been less than the realtor fees.
  • OH, and closing costs are a whole other unavoidable money sucking hole..
  • Ours was the same as yours. They do not have an agent, this was their mortgage guy. I will see what his "issues" are. My husband thinks I am just being "difficult" so he is of no use. I have a feeling that they forgot to check some boxes. The guy is telling be that it is completely wrong but when I ask what the issue is he can't tell me. I am just generally annoyed so that doesn't help matters.  ;)
