Tub or Shower?

We are thinking about putting our house on the market in a few months and working on home improvements with that in mind. We have two full bathrooms on the top level of our townhouse and will need to update the master. They are both small. My question is, should we take out the bathtub? I think having a shower with glass doors will make the bathroom seem bigger and be more appealing, but would it hurt the value of our house instead? We would still have the bathtub in the kids' bathroom. What are your thoughts?

We have a small master bathroom with a stall shower. We didn't mind when we bought the house. It was only important that there was a tub in one of the bathrooms (we have that in a hall bath). Neither DH nor I take baths.....so we'd much rather have a nice shower stall in the master.

I really liked having only a shower stall in the master and a tub in the guest bath. The only thing I hated was not having anything to prop my foot up on in the shower to shave my legs!

I think it's a personal preference when you buy a house, but the value is generally higher if you have a tub in the bathroom. Have you thought of having an estimate done prior to your renovations & inquiring about the value with or without the tub? Might be something to look into if you're on the fence!

I would definitely prefer to have tubs in both bathrooms, as I take baths often. We are currently renting and have bath/shower combos in both bathrooms but the one in the master is a tub that is deeper and jetted. The bathroom is very small but I see the tub as a very nice feature that is more important than the size of the bathroom.

If you're going to be putting the house on the market soon, it wouldn't hurt to start contact with a realtor and then ask them what their thoughts are given that they'd know what sort of houses are currently selling or not.

I actually prefer a big roomy shower, we have a huge shower in our master and upgraded our guest bath to a soaker tub

I would keep the tub in the master, that way you attract both types the buyers: the ones that shower and the ones that take baths. By taking it out and putting in a shower, you eliminate the buyers looking for a tub.
