NGPR: House Appraisals

I know quite a few of you have sold your homes. So that's whaty I'm asking it here.

We are getting an appraisal done on our house next week for a refinance.  Should I be concerned about doing some deep cleaning and getting little projects finished before he comes through to do it?  Or does that not make a difference? 
The only appraisal I've had to mess with was when we originally purchased our home, but it was a foreclosure and was in bad shape and vacant.  So it wasn't like the prior owner got it prepped and ready to appraise at a high value.

H is telling me that I'm crazy and to just do the usual cleaning for it, but I feel like some remodeling projects should be finished and closets and things should be immaculate.

  • We just had our house appraised a few months ago for our refi.

    The appraiser didn't care about clutter or if the closets were jam packed. She was looking at square footage and finishings, period. Appraisers don't care how your house "shows." That's all a real estate selling tactic to get potential buyers more excited about the house in order to offer a better price. The appraiser is only looking at the size of your house/lot, how well it's maintained, and how high-end things like appliances, lighting, floors, or other "permanent" house fitting are.

    So I'd say, don't kill yourself cleaning things to the degree you would for a showing, but if you have straggling projects that the appraiser will notice (baseboards, trim around doors/windows, half-finished painting or flooring projects, etc), try to get those done, since they'll appraise your house based on its current state, not what it will be once the projects are finished.

  • I agree with Lucky - I wouldn't stress about deep cleaning (though I'd probably pick up major stuff b/c that's just me) but I would finish up any projects or take care of anything that needs fixing/replacing. Good luck!

    T-TTC since Dec 2008. PCOS/nonexistant cycles(anovulation) and endo. HSG in '10 revealed both tubes blocked. Lap surgery in Dec '10 to correct. Failed Clomid/IUI and injectable(Bravelle)/IUI cycles so far.

  • Agreed!  I went through a refinance last year, and they didn't care about messes or clutter.  We ended up getting a really good appraisal, but that was because of major stuff we did in the yard.

  • This is good to know! We are planning on moving in a year or two, depending in the market, and will need to get it appraised.
