Seller's Agent made us an offer
So my H and I are looking to buy our first home. We're looking for something move-in ready as we don't have the time to really gut a kitchen or bath, and we don't really want to spend all of our savings at once on a big home remodel right after we move in. My dad built my parents house so whenever we see something that we are considering, we bring him along for a second look. This week we say a cozy house that was a flip. They cut corners in a few areas that we could see, but it was nothing monumental, just some trim issues, not replacing the ceiling fans, or the toilets (but replacing the rest of the bathroom), etc. We had decided after the walk through that it was slightly outside of the neighborhoods where we were looking and it made my drive to work about 15 minutes longer which may not seem like much to some, but that puts me up to a 1 hour one-way trip. Not ideal. With the costs to finish the little things, i.e. ceiling fans, needs a stove and fridge, working with the too-low basement ceiling, and just finishing off what the flippers had started, we decided that it was going to be too costly. Could we move in and live? Sure, but we would eventually be working on the driveway and back yard and a fence and on and on and on. So we told our realtor that we weren't interested for those reasons. She emailed me late last night and said that the seller's agent had asked what we thought. Our agent mentioned that it was going to be too costly for us to finish everything and get appliances. The selling agent came back and said, 'For a full price offer, we will buy the new appliances for you.' Our agent then responded with the fact that we are also asking for seller assist to keep our closing costs down. The agent came back and offered 6% seller assist on top of it.
Here's my question - if they are so eager to sell, do you believe that there may be more corners cut and it should be something to be concerned about?? Also, what kind of selling agent starts the offering?? I thought the buyers were supposed to start that game.

If you are not interested then tell them it makes your commute too long - they can't fix that.
I wouldn't be too concerned about hidden problems (any more so than usual) or find it weird the selling agent came back right away with some other options. Generally speaking, flippers especially want to make quick sales so they can get their money back out and start on the next flip. And their agent might have already been given the go-ahead to sweeten the deal with appliances/closing costs/etc. if there was an interest. Or, even if it was late at night, she was able to get in touch with them right away.
However, I get the impression you just aren't really diggin' this house anyway because of the long commute. Plus, lots of little repairs and some pretty big ones that will need to be done down the line.
Although there was no "sweetening of the deal", I remember one selling agent who asked my agent for some blunt feedback as to why I wasn't interested. He said he'd had a number of showings, but no interest so far, and wanted to know what was wrong. I think that is just good sales and a smart move by an agent to try and make a deal happen. In that case, the house looked gorgeous and well-maintained in the pics...not so much in person. Even considering all that needed to be fixed, it was still a great price, but the price of the house and immediate major repairs needed put me past what I could afford.
