Critique my House Listing

Hi all.  Since it's slow today and I don't feel like working, I thought I'd post my house listing and see if anyone has any opinions or advice.  We tried to sell two years ago and got nothing.  This time around, I think we have gotten more interest so far due to the different market.  Here is the link:  http://listings.realestatesolutionspittsburgh.com/realestatehomesforsale/514-burkhardt-ave-baden-pa-15005-gid400023087987.html 

If we don't sell by August, I have some big plans for renovations to make more space.  I love the house, the land, and the community, just would like more functional space.

  • Ok, so first off who took the pictures?  I think you can get better ones.  our agent sucked at taking pictures and I had her replace all of hers with ones I took. First of all, do them during the day! it will make the rooms appear brighter which is good. Second, try to get the camera up and as far into a corner as you can to make the room feel more spacious in the photo. (when I did some of mine i held the camera above my head, and then checked to see how it turned out and adjusted based on what it looked like- and stood on furniture when necessary)

    Kitchen, take everything off of the countertop and out of the picture. The stuff on the white shelf, move it too and put something simple but pretty there (maybe the fruit? a bowl/vase/etc)

    finally, I would look through the pictures again and where you can see stuff- move it out of the picture and retake it. Even if you are shoving it just out of the frame for a moment.  And that downstairs tv space picture (#10) is really dark. 

    Good luck with selling! I know how stressful it is. 
  • I agree with everything that Amanda said. I also took pictures of my house when it was listed because I knew how I wanted them to look. Best of luck to you!

    I agree with everything you said.  Definitely redo the pictures with some daylight. The living room seemed especially dark to me.  And the baby's room; I would try a different angle.  It didn't really show much of the room, I just saw baby stuff.

    Thanks ladies!  I will work on some new pictures this weekend.  It was the realtor who took them and she did it one evening.  Standing on furniture is a good idea too to make the space look bigger.  I never thought of that.

  • Cute house!  I do think as the other girls said, the pictures could be better.  A few thoughts.

    Is there a way to get a picture of the front without the power lines in view?  I know that they're there, but I'm sure they're less prominent in person than they are in that particular photo.  They are immediately where my eyes are drawn.

    I would also move the coffee maker and any other items off the kitchen counter and replace the items in the white shelf with something more decorative.

    I know the room with bunk beds is a kid's room, but I would try to hide some of the toys to make it look more spacious.  Even adding a bed skirt to the bed to hide the toys underneath would do the trick.

    Your baby girl's room seems to be taken from a strange angle.  You can't get a good sense of the room.

  • Ditto the other posters.  I think new pictures with more light and at a different angle will showcase your home much better.  I would also consider moving the area rugs in your foyer/living area to show off the hard wood floors.  Good luck!

    I have no critiques, but I wish you luck.

    My BFF is a realtor and though she has listings on all the typical websites, she surprisingly has had good luck when listing on Craigslist... I am just throwing it out there, as it may help too.
  • Do you have pictures of your house outside in the Spring or Summer?  If so and if you have nice flowers I would include it so a buyer could see the investment you put into landscaping.


  • HI Abby! I agree with the others - And I would try to get new outside pics when there is no snow in the ground. (Even if you used silk flowers in pots bc of the weather, I would try to do something to brighten up the front area.)

    I know it's hard to do photos when you live in the house with little kids! When we listed, I went room by room and cleared out a lot on non-necessities (dumped it in another room) and then took the photo and moved the stuff back in. The basement picture is definitely one to try to brighten up and get a bigger picture of - can you backlight a corner maybe (like put a lamp behind the corner of the couch to brighten up the pic)?
