Anyone have issues with an appraisal? I'm thinking the one I just got back is way too low. The area is a crazy sellers market, and there are cash buyers waiting all over the place. Do I have any recourse or can I challenge it? Or would you walk away?
Re: Appraisal Issues?
We had a goof with the appraisal on our latest mortgage. Not sure how it works with other banks, but ours go through an appraisal vendor. The vendor gets the sale price along with other info and basically writes the appraisal to the sale price (I personally have issues with this).
Anyway, somehow the guy used our initial offer price and not the final agreed upon price. There was a $15k difference! Realtors on both sides and the bank got involved. A couple days later we had a new appraisal.
So yes, they can be challenged. You may or may not succeed in getting it changed.
Do keep in mind, the appraisal is there to protect you from overpaying for the property. So do make sure that if you're going to challenge it that the value is indeed too low.
