Bridgeville? South Fayette?

Hello everyone!  We got an offer on our house last night, a good offer actually a bit above our asking price.  I am trying to settle myself down because I know that doesn't mean it is SOLD and there are still some hurdles to jump but we do plan to start taking our house search more seriously.  I am focusing on Bridgeville, South Fayette, and Beaver and also keeping an eye on Quaker Valley and Avonworth school districts although I don't think we can afford a house we would love in those areas.  My goal is to stay within a half hour tops commute to our jobs in Cranberry and also to get closer or stay within an hour or so of my parent's who live down near Cal U.  Obviously, good childcare comes into play as well.  Any suggestions or experience with our areas of interest you can put out there?

  • I graduated from South Fayette and my parents still live there.  It takes about 40 minutes door to door from the church here in Cranberry.  (They are not all that far off of the B-ville exit.  Probably about 5-7 minutes, depending on traffic.)  It is a lovely area, (although it has changed a lot since I've lived there) but it may be a bit out of your range for a daily commute.
  • I work in Bridgeville and I love it. I would really like to move here in the future. I have coworkers who commute from Cranberry and Wexford and they have a 25-40 min commute depending on traffic.

    Because I work in this area, I researched a lot of day cares prior to making the decision to use my friend. There are some great options in this area (and it's close to Mt. Leb and Greentree, too).

  • We are in Collier (off of the Carnegie exit of 79)  and Cranberry is probably 30-45 minutes depending on traffic. The worst part is the split to the Parkway, once you get past that it is pretty easy since you are really going the opposite way of traffic.

  • Congratulations!! That's wonderful news! I would imagine the appraisal will come in close to offer price, because it seemed like a good price given the yard you have, solid state of the house, etc.

    What are they asking for closing date? I could definitely see your concerns. lol I hope you have a decent amount of time!

    I have a friend who lives in Bridgeville and is in the South Fayette SD - her kids are only 4.5 and 2.5, but I know she speaks highly of the district. I think the only thing I would keep in mind with the commute is if/when the next construction project will be done. I remember when they did the one bridge years ago, it was a headache to travel that way. So, for some period of time, you'll have to deal with that.

    I think Quaker Valley is supposed to be very good. Avonworth - hmmm, I'm not sure! Maybe talk to your realtor about it and get her opinion as well.

  • I totally missed your question about Quaker Valley. I love Sewickley and would move there in a heartbeat too. I have quite a few friends who grew up in the area and they all want to move back there.

    Closing date of May 30th which is great because it does give us some time.  We also can put our stuff in storage (or a pod) and move in with my parents temporarily if needed.  Having listed two years ago and left the house on the market for 6 months and go zero offers, I didn't expect to have an offer in three weeks time this time around but I guess it truly is a different market.  We're not making any money on the house considering the improvements we've made but they were necessary and looking at other houses in the area, I think it was priced fairly.

  • I live in a neighboring town to South Fayette and about 15 minutes to Bridgeville. Both areas are nice and we'd consider them. We've utilized South Fayette for swim lessons and it was a nice school.

  • we are looking for a house and have decided to focus on: south fayette (if it's a bridgeville home that falls in SF, that's fine. if it falls in chartiers valley, then it's nixed); USC (only if it is on the outskirts, closer to the bridgeville line); montour and possibly moon. i am trying to get us somewhere that would shave at least 10 minutes off of the drive to/from my parents but preferably more like 20 minutes. which is why some of USC is fine-it's incredibly close to 79. i can't stand the weaving in/out of the south hills-it takes forever.
