ispection asking for fixes????

We are buying a FSBO and had our inspection. Is there a standard form or way to ask for changes?

  • Do you have an attorney?  We told our attorney what we wanted fixed and he sent the letter to the seller with all the appropriate terminology and deadlines and such.
  • First thing first, is your contract contigent on a home inspection?

    Yes it is contigent on a home inspection but not required by the lender.
  • Why isn't your attorney guiding you?  Or your agent?  If you're unsure of the process, you shouldn't be doing this alone!
  • what do you want fix that came up during the inspection?

    You amend your contract by stating that you would like the seller to fix these issues. They might fix them themselves or give you a credit to fix them yourself. Or they might not do either. Then it is your responsibility to fix the problem with your own money. Or you could walk away and continue looking.

  • the few issues that we want addressed after our inspection are being negotiated through our attorney.

     I'm confused, what do you mean by changes? I'm assuming work that needs to be done?

     We had something that needed attention, before we would agree to sign off & buy our home. (After our offer was accepted). We had the home inspection, then our real estate lawyer went back and forth with the previous owner's lawyer, to have them pay for the work to be done. It took a couple of days, but the work got done by a legit company of our choice, and the previous owners had to paid for it in full. We also didn't 'have' to have an inspection done to purchase our home, but opted for it as well, which we're obviously glad we did. The fix wasn't cheap, but came out of their pocket, & was done by our closing date.

  • all safety issues should be taken care of by the seller or a rebate for the cost for the work at closing.
    Cosmetic items - forget those. That is up to you.
  • If I'm remebering from our inspection correctly, the only fixes that can come out of an inspection that would allow you to back out if the sellers were unwilling to fix them are safety issues, or deterioration that was not apparent when you made the offer.
