Just Starting

My husband and I have been saving money since our wedding last August. We rent a house with my mother-in-law who is pretty cool and works long hours. I have been getting for a while now because I just want my own space. Now we are finally at a point where we can start looking for a house! I am so excited about the idea of finally owning my own home! My mother in law actually just put an offer on a house last night because she is trying to buy a house of her own and my husband told me told we are going to do the loan application today! After months of looking we have finally narrowed down the area and price range (around 175k) we want to buy a house in. We are getting the loan based on 1 income because I will stay home when we have children. I think I will ask my mother in law (who is also an awesome real estate agent) if she can show us houses on Saturday. Anyways, I just wanted to share my excitement! Anyone else in the beginning stages of buying a house? How has it been for you?

  • We are turning in all the documents for our pre-approval today! *crossing finger* Has anyone else noticed that there isn't as much available on the market as they imagined? I am hoping there will be more listings closer to summer because there just isn't much I'm interested in. :(

    Yep. Big time. In our area it's really bad. The two properties we've submitted offers for both went into overbidding situations because it's now a seller's market. :(

  • We found that as we were looking at houses that not many people will list houses during the school year. A lot of houses came on the market in May/June just as school ended.

  • So we are still waiting back. We have had to submit more papers. They have looked at all of the paperwork and say it looks great. The documents will be turned into underwriting today and we were told we should hear back on Tuesday. Crossing our fingers!!!!

  • Good luck!! My husband I are having a decent experience so far. We got married last June, we knew we were tired of renting and essentially throwing money down the drain, so we began saving up to buy almost immediately. We searched oodles of homes online, and at the beginning of March our realtor helped us narrow it down to three feasible options and we spent an afternoon looking at each house. One of them we immediately ruled out upon seeing the interior, but the other two were near perfect for us and we put an offer in on the one we liked a little better. That was two weeks ago - the seller countered once, we compromised with our counter, and they accepted last week!

    Now we're still trying not to get our hopes up - we still need a good appraisal and inspection, but fingers crossed that everything works out. It looks like our closing date will be May 2nd which is perfect because our current lease is up mid-May. The hardest part is the waiting! Hopefully everything is pretty smooth for you! :-)
  • It has been frustrating with the market. We went and checked out a house we plan to put an offer on. It is move in ready which is awesome. There were two other houses I wanted to go see (basically the only thing else on the market in the area) and I just checked today and they are both pending. Ugh. Hope we can put an offer before someone else does.

  • Yeah it's crazy, we would find a home we were interested in, send it to our realtor to look into, and he would come back within 24 hours saying the place was under contract already. Or the house would need major repairs to the point that no bank would offer a loan on it, or in one case the current residents weren't planning to move out until next year!

    We got lucky with the house we're under contract for - It had only been on the market for 7 days when we went to look at it. Plus it was a First Look eligible home, which meant that cash buyers and investors couldn't put an offer on it for 15 days after it was listed, giving normal folk like us a chance to snatch it up! We literally made the decision to put an offer in while we were standing in the driveway that day, because even as our realtor was showing it to us, a couple walked in off the street wanting to look at it too!

    Don't be discouraged! You'll get the house you're meant to have and five years down the line you'll be like "How could we have considered anything else??" :-)

    Our realtor - my mother in law - has been really good. We send her houses we find and most have problems - bankruptcy closing 20k fee, or major damages... Tomorrow she is doing a tour with us and if we still want the house we are putting in an offer on Monday. She was hoping we would find a house where we were super excited about it. I had to tell her I can't be that excited about anything. I can't spend that much energy on something that can fall through at any point in the process you know? Just got to have patience! :)

  • We didn't get to do a tour because there are no houses in the city we are going to buy a house in to look at that meet our qualifications. We put an offer on that house and heard today they accepted another offer way above asking price.  :(

  • Our house was on the market almost a year (and we have no idea why! It's amazing!!!) We looked at the house with a realtor Friday, got our bank statements, previous W2's, etc together over the weekend and went to our preferred bank on Monday. We talked to our loan officer at 10, looked at the house again at 1, headed to the realtors office at 2 (where we received the call that we were officially preapproved) and put in a written offer with earnest money by 3. We offered about 6K less than the list price. The next morning our realtor called us with the counter offer that we expected and accepted, 3K more than our offer but included a gorgeous china cabinet and bench that we wanted to purchase anyway. The inspection happened Thursday and went really well. At that point the only thing we we waiting on was the appraisal. A closing date was then determined and ended up being the following Monday. From pre-approval/first offer to closing/ moving in was 3 weeks exactly. Our realtor was shocked at how quickly and smoothly it went! What I'm getting at, is that it can be done and awesome things can and do happen!

    New to the Nest, and just starting to look for houses also! We have an appointment this weekend with the bank to start with the pre-approval process.  We did look at one house already since the price was pretty low for our area.  It needed a lot of work, and was actually too small for my husband to go to the (finished) attic and basement without ducking, so that was a no go!  I've been stalking houses on Zillow for a while now, so I'm excited to get started.

    Good luck with the pre-approval. We are still trying to get pre-approved. They have come back like three times asking us for more and more documents - now they need a letter from the landlord stating the 12 month history, 2 other 12 month histories like utilities or cable etc... Kind of frustrating because we rent with his mom and his name is just on the lease. Cell phone is on a family plan with his dad.. only thing we have is insurance. We will figure something out...

    We are going to look at houses on Saturday. 2 in the area we want, some in other areas. We also have another idea of buying a cheap house in farther south cheap city. We could find a house for 100k and put 20% down to avoid PMI... and our mortgage would be a lot cheaper. Keep saving and move in 5-10 years to the area we like. As long as we move before our future kids get to elementary school I'll be fine. I would never let them go to the schools there though. [-X 

    Anyways, there is just so many different possibilities. So we just have to keep an open mind. I wish you the best @flyster in getting pre-approved and finding the right home!  :)

  • Have fun looking at houses this weekend! The idea of buying a cheaper home in order to save more sounds smart. It's good that you are flexible! You do definitely need an open mind with this process!

    @flyster I hear ya about stalking Zillow! At one point Zillow as listed on my laptop as one of my most visited web sites LOL. Even now I get the urge to see if anything new has popped up!

    Our inspection was today - it went pretty well! No structural or pest damage at all which was the main thing I was worried about. Even the pool pump is in working condition. The only major issue is the AC doesn't blow cold air - could be a simple fix, could not be. But it's certainly not a deabreaker for us.
  • I've heard the pre-approval process can be a nightmare :(  I'm a little worried about some of it because I've lived in 3 or 4 places in the last 2-3 years and a few of those were just about, or under a year. I've also only been working at my current job for just over a year (one of the moves was for the job).  Hopefully DH more stable history works for us.

    I have 3 towns I'm keeping my eye on.  We are limited a bit because DH and I work in opposite directions and both of us have 30+ minutes of commuting.  Also, half the school systems near us are terrible.  2 of the towns we are mostly looking at foreclosures/short sales.  The house we looked at that was too small for DH was a shortsale that needed a new roof and a total bathroom gut from the leaky roof.  Sadly it was pretty much the perfect location!

    This is the easiest process I've ever heard of.  We can only hope and pray for such an easy closing!!

  • Does anyone know if you have to have the full down payment for a house you want before the lender with pre-approve you? We found a house we like and don't have the money yet for this specific one, but if we did a 60 day close we would have it by then. Does anyone know about that?

    We didn't. We just had to provide proof we would have the money - Our pay stubs, letters from work confirming employment, and also our tax refund confirmation. I'm sure it depends on the loan though, we're doing FHA.

  • @amazeofgrace - thanks! I actually called our lender and he said the same thing! If we get pre-approved this week we are definitely putting an offer on a house we like. Our real estate agent wants to wait until we get the letter first though.

    Just one thing to keep in mind......if you don't have the full down payment to show now but will in 60 days, it sounds like you don't have much extra savings beyond that?  When we closed, we spent quite a bit of money just furnishing it, fixing things up, replacing things.  Not to mention, we always wanted to keep an emergency fund.  Just something to think about if you haven't already planned it.  You don't want to be house poor.
  • Wow!  I'm surprised to hear about the difficult preapproval process for some of you.  It must really vary by bank/region.  When I got my preapproval, it was a 5-minute phone call and I was e-mailed my preapproval letter about 10 minutes later.  During the phone call, they checked my credit and asked about my income, but didn't require proof.

    Of course, once I went under contract, then all the intense paperwork had to be provided, but not before then.

    Good luck, ashleyjesse!  It is a really exciting time to be looking for your first new home.  Just try not to get your hopes up until you are literally at the closing table.  There are a myriad of things that can go wrong and through off a deal, even after you find the perfect house.  I was under contract for many months on a house that ended up falling through and was just devastated afterwards.  To be fair, the delay was on my end (though not my fault) because I was buying my house under a SWEET government program that couldn't get their act together.

    I had to stop looking for a couple months because I just couldn't stand it anymore.  But, when I returned to house hunting, losing that house ended up being a HUGE blessing in disguise.  I found a house I liked almost as much that was less than half the cost and bought it with a traditional loan instead of dealing with that program again.

    Personally, I wouldn't recommend buying (or even putting in an offer on) a house that you wouldn't want your children going to school near. Not to be negative, but my parents bought a home a couple years after they married, thinking it would be an okay starter home... over 20 years, two children, and a divorce, my mom STILL lives in that house she never truly loved (with no chance of moving in sight). Just some food for thought :)

    As far as buying a home, we're there! John and I just won an online auction last week for a $140k home that we got for $83k :) we go to sign some papers at the lender's office in the morning! Good luck to all the other 1st time buyers out there!

  • We have been looking since January, have put in 6 offers (most of them 5-6k over asking) and have been outbid on all of them.  It's a fierce seller's market right now.  I keep telling myself that something will work out but it's hard to imagine all of the competition just magically disappering.  Trying not to lose hope over here!

    Our agent had recommended using the RedFin app for the most up to date information, and I have to say it's far better than Zillow in my experience. Highly recommend for anyone keeping an eye on the market!
