Offers on Houses

I am trying to get a sense of what people are doing right now in regards to buying/selling their houses. What kind of offers are being put on houses? Full price with seller paying closing? Full price with buyer paying closing? 110% of listing price with buyer paying closing? Please tell me what you all are seeing out there.

  • All depends on the market.  We ended up paying closing costs on both ends. :(

  • When we bought our house last summer, we offered the asking price and we paid our own closing costs.  It's a fast market for good houses in my area, so we knew we definitely weren't going to ask for closing costs.  And we offered full price because we thought it was actually a fair price and were comfortable with it.
  • We offered a little less than asking price and we paid all our closing costs.

  • We offered a little less than asking price with closing costs paid by seller and the seller agreed meeting in the middle for the sale price. The house had been on the market a while and the seller was already relocating out of state so they were motivated enough. My suggestion would be to come up with an offer and put it in with what you want. The worse that can happen is they say no. 
  • In our area, inventory is scarcely low and homes are on the market for about two weeks.  Most have multiple offers,  and winning offers are at or above asking price with no concessions. More than 50% are all cash offers. It's walking distance to a great downtown area, it's very safe and it's one of the best school districts in the state. Other cities and towns, homes are sitting on the market for months, even years. This is in Michigan.
  • We just bought a house any offered less thcuan asking price.  We got the house but the seller did not pay closing costs.  Our realtor said that, with the current market, he is seeing almost all sales at or above the asking price, but with closing costs paid.  Hope this helps!

  •  We bought our house for asking price, and paid our own closing costs. Although, something came up during inspection, that was a pricey fix, and the previous owners paid the full bill for that. (Our offer was based on the inspection being up to our full satisfaction). I do find closing costs are a hard thing to get sellers to pay for. (As they're also paying their own lawyers fees to sell, and then likely closing costs on their next home). Sometimes you can have them throw in the cost of new appliances, (if there isn't any), or have them leave any of the ones they have. We got a fridge and above range microwave out of ours, and a good condition stove & built-in dishwasher. The only thing we had to purchase ourselves, was our washer/dryer set.

  • Around here it's usually 95% of listing price and buyer paying all closing costs.

    In our market it's mostly selling above listing with buyer paying closing costs.  Also a lot of cash investors.

  • In our area, houses are going for about 90-95% of list price with buyers paying closing costs.

  • In all honesty, it's about the current market conditions in that particular area. Working in real estate, I see that some areas of one town tend to have homes that sell for, say 95% of asking price within a few months, and just a few streets over, homes sell for 110% within a week! It's partly frustrating that it all fluctuates so much. But when you look at homes, go with a realtor -- they should have a market analysis so that they would know how much you should offer for the home.

    Lurker here.

    We are set to close soon. We offered 25k above asking and paid closing costs.

    Our situation was unique though. We are in a competitive market, the house was a short sale, and we knew there were other offers on the table.
