I am sure I am overthinking...
My fiance and I are buying our first home. The 2nd home we saw, we fell in love with! The offer is in and has been verbally accepted, they have until tomorrow to give us the written acceptance (our realtor says they're just waiting on the husbands signature and he was out of town, but he has had a copy signed and notarized so we're just waiting on the mail), so we have the house. I'm the type of crazy over thinker who think there is NO way something this AWESOME could be happening to us. We're going with a VA home loan and they are very protective of veterans, so I am worried that because of the age of the house they'll try to find fault in it and not give us the loan. The house was built in 1888 and has been beautifully remodeled. Fairly certain all new electrical has been run, new pipes...all that. Inspection is Friday so we'll see if the house is as wonderful as it appears. I guess my question is, how often does the contract fall through? How often do people put offers in that contingencies cancel out?
Re: I am sure I am overthinking...
We had 3 contracts fall through before we closed on house #4. Definitely do not get your hopes up. Really, that's advice for all houses and all loans. things can, and do, fall through right up to the closing table. Maintaining a healthy emotional distance from the process will save you sanity.
VA inspections are very picky. A friend wanted to use one to purchase her home, but the house failed VA inspection because the deck was not up to snuff. They ended up buying the house using a 3.5% down FHA renovation loan instead.
