I just saw your fb post and I don't want to get into a debate on there. but would buying a house with railroad tracks in the back yard hurt your resale value? or make it harder to find a buyer in the future.
also would there be a fence so your children wouldn't be running across the tracks?

That is Chris' concern as well. The resale value. But considering there are only 6 lots left in the entire neighborhood Im not super concerned. The other half of the neighborhod on the other side of the tracks doesnt have a single lot avalilble against the tracks. Im figuring it must not be too big of a deal since they built 350k houses there. If I had my choice it woudnt be my prime lot, but Im more concerned with not having neighbors backed right up to me that I am the train coming through twice a day, most times when we arent even home. But it is something we have gone back and forth about since deciding to move back to Townsend. The house is just amazing and I cant let a train that I probobly wont even notice in a few months stop me from that.
We used to live right on a fairly busy corner with our bedroom right on street level with 4 thin windows so we heard everything from the trucks at the Wal-Mart distrubution center, trash trucks, motorcycles, loud jacked up trucks, no mufflers and kids screaming. I am hoping the train occasionally at night wont be too big of an adjustment.
We did drive over and talk to some of "our neighbors" and they didnt sugar coat the fact that a huge freighter train comes through up to 4 times a day. But they also said that would never have made them change their minds about that lot because the privacy that backyard provides is worth it. They said it just felt like a big truck comes by. More of a rumbling that anything they would describe as shaking. Then they invited us for drinks on their deck when we get settled in. SCORE!
If you have neighbors inviting you for drinks before you even sign your contract, I think thats the place for us.
@userin02 we are going with Townsend Village II. On the side off Wiggins Mill Rd.
I just realized that I didnt answer your whole post. There is a slight incline at the very back of the property that is then followed by the most serious batch of brush that even a cat cant get through. Then after that there is a 8-9ft deep gully before the tracks. The actual tracks are about 35-40 feet from the edge of our property. So before the kids could even get to the tracks they would be exhuasted from the climb over the sticker bushes and brush back there. Besides Chase at his age knows better than to even attempt to cross to those tracks.
We are also planting large trees that will eventually grow into a nice natural fence along our property line. But the option to put up fence is still always on the table as well.
