Husband and I are purchasing a new construction home. Our closing date is next week and they are still not done. We have chosen to do a professional inspection which will not take place until next Wednesday. The appraisal is coming out this week to assess the home. Is next Wednesday to late do a professional inspection and close on Friday of the same week. Also can someone tell me what to expect the day of closing with the attorney, loan officer, seller, and realtor? Will we know what is expected out of pocket before we close? Any help in the process of the closing day or prior to closing is helpful.
Re: New construction closing
I didn't buy a new construction home, but I did have my closing delayed over a week because of a repair issue.
Weird situation. I bought a foreclosure and the bank had winterized the house. Never mind I live in the Deep South and it rarely drops below freezing, but I digress. My realtor harangued the other agent to have the house un-winterized before my inspection. They dragged their feet and didn't. I had my inspection anyway. In writing, I accepted the inspection results with the caveat that the house needed to be un-winterized and the plumbing working before closing.
Luckily, at the time, I lived very near to the house I was buying and would regulary check on it. With each passing week, the house was still winterized. I was supposed to close on a Friday. The week before, my agent...for probably the 10th time...told the selling agent. Yes, Friday is fine for closing but she is NOT closing if that house has not been UN-winterized. Finally, FINALLY the bank sent a plumbing company to un-winterize the house on the Monday of the same week.
It was never disclosed to me exactly what went wrong. I was only told there were some "minor issues" that happened with the un-winterizing, but it was no problem, the bank was fixing it. I was shocked but pleased because, up to that point, the bank had been vehement the house was "as is" and they weren't going to do jack. My closing was delayed one week because of the "minor issues".
I went to visit the house the night before my second closing date to make sure everything was cool, the house was un-winterized, and the water worked. Thankfully all was fine. But you could have knocked me over with a feather. They had told me there were "issues, no big deal". The ENTIRE back half of the house had all new plumbing plus two new water heaters!!! LMAO! Minor issues? Obviously some serious s**t had hit the fan during the un-winterization. I had read that un-winterizing a house can sometimes ruin the plumbing if it is not done correctly and I suspect that is what happened.
To this day, I am so THANKFUL that I stood my ground and insisted THEY be the ones to un-winterize the house because otherwise, that would have been my very expensive repair.
