inspection uncertainties

Our inspection was today. The inspection was short, only two hours, home is 1650 sqft. The inspector found knob and tube in parts of the house. However, he didn't really check out the appearance of the knob and tube, just that it existed. Is this common? What's the next step? He also found a potential problem with the furnace, so we will be getting a heating specialist. Do we similarly have an electrician check out the wiring now?

I called my REA and he said they just check out the wiring during appraisal but that doesn't seem right because I would want to negotiate....

Help! Im confused!

  • If knob and tube wiring is found in the home, nothing is typically done about it right away. Knob and tube is no longer legal, so if found, it needs to be replaced, no matter the appearance. You now have the option to go back to the sellers asking for a price reduction or for them to pay the cost of the knob and tube replacement to modern day legal electrical wiring. If you would like to have an electrician come to give an estimate on the replacement of the knob and tube, you could do that, that way you have an actual number to give to the sellers, but it's not absolutely necessary.

  • That seems fast for an inspection! Ours was a few weeks ago and the house is 1032sq ft (plus an unfinished basement - same size) and it was 3 1/2 hours!
