Buying A Home

Has anyone here bought a new manufactured home? What were some of the unexpected things you faced during purchase and installation? Anything you would have done differently? What options did you choose to have upgraded/added (cabinets, tile, better bathtub, including upgraded kitchen appliances, etc) and what did you decide to skip over?

I have not bought one, but for upgrades I know that upgrading carpet and padding is a good idea. We built a new home in a development (not manufactured) and we went with basic builder-grade carpet. We lived there only 4 years and the carpet was all worn down and matted in high-traffic areas.
I would add a utility sink in the laundry room.
I would add drawer pull outs inside lower kitchen cabinets.
I would add recessed lights in hallways and at closets to provide ample light.
Outlet near the mantel.
Outlet in the kitchen island or peninsula.
Get a pantry.
Get a deep kitchen sink even if it only has a single basin.
We looked at homes a couple weekends ago, and I think we decided on one! It has recessed can lighting in the kitchen, and the large laundry room (a big selling point for me) has a sink and is where the back door is (mudroom/family disaster containment lol). We could add a garage or carport at that entrance later.
It doesn't have a separate pantry, but it's not a must have for me (we have one in or current rental). It has plenty of storage to make up for that. We could always add a stand alone cabinet/wardrobe as a pantry.
It has the perfect bathtub, and we will probably add cabinet pull outs later on.
If we get it, that is. Waiting anxiously on the bank to call back about where we stand. It can be difficult to get financing for manufactured homes, and we have to find property, too. Won't hear anything till at least next week. Lending officer is on vacation.
We never desire to move again. So we're not rushing the process either. We want to make sure it is something we will be happy for a long time coming.
I'm kind of set on a manufactured home, but my husband is open to everything (because he is impatient and would jump on the first thing that bit him and be unhappy and want to move in three months). So we are still keeping our options open. I am open to an existing home, but I know that we likely wouldn't be able to find that place to live in forever. And the thought of ever moving again makes me sick.
