Property Taxes

We got our second installment tax bill last week (Cook County, IL) and ouch. Our assessed value increased by 18% and the tax bill increased by 35%.  We appeal every year ourselves, with 2012 year being the only successful appeal (valued to what we paid for the house in 2011).  I'm now having to pull about $1k out of our savings account since our escrow account is short....

I have had several people tell me to hire an attorney who specializes in property tax appeals. It seems like the going rate (fee) is $50 for the appeal plus half of whatever the reduction is.  I'm curious if any one has ever hired someone to appeal their property tax, what questions to ask, etc.

    I'm in Kendall County and our property taxes are $9,200 on a house worth about $275,000. It's effing ridiculous. You can go on the County Assessor's web page and look at the houses around you to see if their values and taxes are similar. If there are large differences, it would be worth it to hire somebody. I know you can only appeal for a certain amount of time and it's when the assessment comes out, not the tax bill. Good luck!
  • You are in a high cost of living area so your property taxes will be high.  The only thing you can do is either get a lawyer or get an appraiser to show that the house is not worth as much as the appraisal.
