Anyone want to provide me with help with my home listing. We are hoping to sell asap as we found a foreclosure and are in agreement to close August 29th.

  • Your house looks cute, but it's lacking in curb appeal. Some ideas for front: plant flowers, add window boxes for flowers, add some potted plants to the porch, use a front door mat. Put up a front door wreath...you could potentially do shutters on the windows (black may work).

    Back Yard: Rake leaves, reseed grass, cut and pull weeds. Fix or remove that patio furniture.

    Do a carpet cleaning...some of the photos seem like the carpet is dirty, that may just be the photos, though.

    Your counter tops look cluttered in the photos. For the photos and any showing you have you need to clear off the counters entirely. Also, remove papers from the fridge door.

    For photos and showings, hide all personal items in bathrooms, straighten towels, use full rolls of TP, get stuff off the floor.

    Try taking photos with the shades open on the windows and the lights off.

    In the baby room, declutter. Open shades for photos.

    Throughout the home, remove religious, family photos, and anything with your names on it.

    The front door entry is awkward: Walk in = hello sofa. Use the sofa in front of the fireplace (facing the fireplace). Use a coffee table in front of the sofa. Behind the sofa, put a sofa table with a lamp on it to make a better defined entry/foyer area. Add in 1 or 2 arm chairs if you can.

    Some of your artwork looks like it's hung too high. You can Google about the appropriate height to hang artwork.

    It seems like a cute house, but I think you need to get some better photos. Do you have a family member or friend who has an eye for photo taking? If so, let him/her do it. Open shades as this will allow the rooms to seem larger. Also, turn off lights - is prevents weird bright spots in photo images.

     

  • Can't see the photos, but here is some basic advice.
    Remove ALL clutter, personal photographs, items from kitchen counters and closets should be no more than 1/2 full - same with kitchen cabinets.

    Clean, clean, clean.  Everything should be sparkling clean - walls, floors, windows, carpeting, drapes, kitchen cabinets and refrigerator.
    Remove some furniture until it feels too sparce for your taste. (remember you are setting this house up for sale, not for living in it) Store excess items neatly in your garage or rent a storage unit for a brief period of time until you are in your new home. This will make the home feel more spacious - also help the buyers to visualize themselves living there - too much stuff is distracting and makes a space feel too small.

    Look at other listings in your area on www.realtor.com and  see how homes are presented so you can get an idea of your competition.

    Make sure the front door makes a good impression - paint the door if needed, nice new door mat, maybe a flower pot with nice plant on the door step.

    Grass - cut, edged, - same with any shrubs.  You want it neat and simple.

    Paint any rooms where paint is worn, or not neutral colors.

    Take down all the pictures with bad lighting.  Actually, I'd probably take all new pictures.  Every house I'm looking at seems to have photos taken with a strange wide-lens camera which actually ends up being disappointing when you actually show up and everything is so small.  And only take pictures of things that actually show something, so no pictures of the weird side yard or hallway.  Those are things people can see when they show up.  Otherwise it's just confusing as to what it is.

    And also everything that other people said.  Pack up stuff and take it off site, clean up everything to within an inch of its life, take more pictures, and just keep showing.  Good luck!  I'd totally buy your place if I wanted to live in your area.   Price-wise, I live in the wrong state.  Sigh.
