How did you choose your realtor?

We're considering moving to another part of the city, as the title says, how did you choose your realtor?  Do you wish you'd have done something differently?

  • My husband hired our realtor because the realtor was a friend of the family.  He previously worked in banking, so he knew a lot about the home buying process from that point of view, and could offer insight that maybe not every realtor would have - so that was a bonus.

    However, he only had 2 years of experience as a realtor, and I would have preferred to hire someone with more experience.  There were a few situations that we came up against, that he just wasn't familiar with.  It wasn't a huge problem, because he was very willing to ask questions on our behalf when he didn't already know the answer.  That was a trait that I appreciated - his willingness to do extra legwork for us, and find out the answers to our questions (he did know a lot....there were just a few questions that he had to research for us).

    Ask around, and get references from people that you know.  It's okay to have an initial meeting with a realtor, and then decide that you're not a good match.  You are going to be spending a lot of time with this person!  One very, very important trait, is for them to respond promptly.  Depending on your area, houses may be snapped up quickly, so time is of the essence.  Once you're under contract, you're going to be dealing with a lot of deadlines.  If you have a question that needs to be addressed quickly, you want someone who will respond promptly with either the answer, or "I don't know, let me go find out for you right now." 

    I hope your house hunt goes smoothly.  Don't get discouraged if it doesn't!
  • We hired both of ours after referalls from people we knew or people our parents worked with.

    Our bank also has a realtor referral program if you don't have any other leads, you could try something like that.

  • I just asked some friends who I know had bought homes recently.  I ended up going with a lifelong friend of one of my coworkers and he was fabulous.  I agree, prompt responses are key.  If you don't get an initial response pretty quickly, I'd move on.  
  • Definitely try to negotiate a commission rebate from your realtor. Every little bit helps!
  • We got our first agent because she was the listing agent on the first home we saw. We simply called and inquired about the house and started working with her. But the second home we looked at with her showed us her true colors when she was pretty shady and short with us when we asked questions. We were pretty irked, but when my DH was venting to a friend, the guy gave us his wife's card. She was a local realtor and we called her right away. We are currently closing on our first home and she has been a joy to work with. So my suggestion is to get some referrals and do not be afraid to dump your realtor if something seems off.
