Buying Update/Husband Rant
So we got the inspection done Saturday. We also ordered a radon test and should find out those results tonight or tomorrow. Once the radon test is back we send the inspection results to the seller with what we want fixed.
The hot water heater is 14 years old so we want it replaced. And two windows have broken locks and at least one other had super loose glass panes. So we want an allowance to help us replace them. There were several other smaller items like the bathroom sink faucet being leaky but we can fix or replace it.
Our realtor doesn't think he will fix anything else besides removing the swamp cooler and patching the wall. (He's already said he would do this). We are okay with him not fixing stuff but want allowances for some of it. So we will see. If he won't give any allowances then we will be back to house hunting. And be $500 down due to inspection and radon testing.
In the meantime P got his car fixed. There was a dent in the passenger door and some other minor things. So we had to use 500$ of our house budget to pay our insurance deductible. I'm irritated about this because he didn't have to get it fixed now. He could have waited until after closing. He has 800 saved but it's for new tires. We pretty much only had enough saved for our deposit and closing costs but are now a few hundred short. So we are trying to find ways to save it by closing.
Amazingly this is making him decide to take his lunch everyday instead of eating out. This should save us about $50-75. I told him we should just use the money he saved for new tires and we can use our rent deposit for new tires once we get it back.
The man is stressing me out texting me all morning about what we need to do to save. Almost all of it suggestions I've made countless times. Just ugh on having his car fixed and on the general stress of buying a house. I know we can make it work and will have the funds we need to close it's just stressful right now. And tax time won't come soon enough to replenish our savings.
I'm trying to be healthy but I'm a stress eater so I really want to shove my face full of carbs and chocolate right now.

I wish you luck on saving, and I'm sorry that P decided to do that repair now.
I hope that the inspection turns out for you. It all depends on how much he wants to sell. It may surprise you.

We sat down yesterday when P got home and I crunched the numbers. We are fine on closing costs and living expense. No clue why P had his panties in a twist. That's what I get for letting him freak me out. :P
We heard back from the seller and he is willing to do the home warranty (awesome idea, Mark) and put in a radon mitigation system. At this point the only thing we want/need fixed are 2 windows. We asked him to replace them but he didn't include them on what he would fix. I think we can swing these ourself but it might have to wait until November. So I'm super happy today.
