Which appliances first?

We are under contract right now and have a little while left in the closing process, but we have been thinking about what to do to our house. The home is coming with a fridge and oven, but they are really unattractive and stink very badly. The home used to be occupied by smokers, so the surfaces are very yellow.There is no washer or dryer there, which is the thing I am looking forward to the most after going to the laundromat for 4 years. DH and I cannot decide what to buy first though. Do we continue to go to the laundromat and buy a new stove and fridge, or do we deal with the gross kitchen but have laundry capabilities?

  • It costs you money to go to the laundromat - so I would add new laundry appliances first and do my best to scrub up the stove and fridge until you can replace those. The yellow stain may not be removable,  but you can indeed get them clean enough to use them.
    A washer and dryer is also a smaller cost than replacing the stove and fridge - and there are alot of things to pay for when you first move in.
    Wait until after you have closed to make any large purchases, however.

  • I would buy the washer and dryer first. Just try to clean up the fridge abd stove as best as possible.

  • Where a washer and dryer hides in the basement (usually) I would recommend purchasing used ones off craigslist. We did that for $100 total and they are great! It is so exciting to finally have our own laundry. Hopefully saving so much money there can help you purchase one of the kitchen appliances.

  • definitely go for the washer/dryer.  ick...smokers...you probably have lots of painting in your future. H and I used a product called giani granite on our ick/outdated counter tops to tide us over until we have more $$ to replace them with something nice. you may want to check their products out...I think they make special appliance paint.

    I would think running a load of rags or something on the large setting with super hot water and lots of bleach would take care of most of the ick.  And there are youtube videos about how to clean your washing machine, like which pieces are removable and can be cleaned behind.

    This goes for the OP also, but I am a BIG fan of buying appliances used.  Either through Craig's List or a used appliance store.  Used appliance stores typically have a 30-day warranty.  I bought a duplex three years ago with NO appliances on either side and pretty cash strapped because I stretched and put down a 20% deposit...plus had to do a lot of repairs just to make the place liveable on my side and rentable on the other.

    Here is the breakdown of what I bought, for how much, and from where:

    --Only thing I bought new was my stove because it was a half-off clearance item at Lowe's for $375.

    --Tenant stove - $100 from CL. Bought it three years ago...has gone through two sets of tenants and still works great.

    --20 cu ft. refrigerator from used appliance store for my side for $250. Turned out to be AWFUL, but still useable.  And I was always planning to upgrade to a 25-30 cu ft. in the future anway.  Used that one for about 18 months and then found a clearance 25 cu ft. half off at Lowe's for $600, after 10% discount coupon.

    --Tenant fridge - Another $100 CL find.  It's not pretty.  It's a bit dinged up.  But it has always smelled fine, works great, and is also still working after three years and two sets of tenants.

    --I bought a NICE front load LG washer/dryer set from a co-worker.  It was $2200 new, including bases, and about two years old when I bought it for $600.  She was selling it because she ended up not liking the front loading aspect.

    --Tenant washer/dryer - $225 for the set from a used applianace store.  Also bought three years ago.  Also still working great.

    Buying used can be more of a gamble.  Sure.  But everything I bought through Craig's List I was able to at least test it before purchase and everything I've ever bought that way has turned out great.  Used appliance stores are a little less of a gamble because they usually come with a short warranty...though ironically my least satisfied purchase was my first fridge from a used place.

    And the good side is that, even if they conk out after a year or so, if you only spent $100-$200 to begin with.  It at least gives you time to save up for something you really want.

    This was how I felt. We spent $100 on our used Washer and dryer and so far they are great. I am hoping for a year out of them but it could be so much longer. At that point if I want to buy something pretty and new I can and was able to use my current additional funds on other items.

    I wiped down both machines inside and out with Clorox and did my first load of towels with hot water. I have since done over a dozen loads and haven't had a single issue!

    As PP said... it is a gamble, I currently have never had an issue with CL and I have probably purchased over a dozen items over the years. If you are going to someone's home just bring someone with you for safety!

  • See if the fridge qualifies for any energy star replacement/rebates. I second the craigslist/used washer dryer opportunities.

    You can get a lot of great stuff there at a fraction off retail. Otherwise, save those home depot, lowes coupons and watch for online incentives!
