Manufactured Home or Double Wide

I'm wondering what are some experiences with manufacturered homes and double wides or other similar homes. Where I live that is all there is for the most part, and they all sit on a good chunck of land. People around here want a lot of land over a super expensive home. I've talked to a few people that have told me it is a huge mistake because they have nothing but issues.

  • We live in a 1992 single wide in a very nice park.  A lot depends on what you are looking for.  If you want an asset that appreciates, a mobile home depreciates in value like a car.  They can also be very difficult to sell.  If you own the land however that is much better because you could potentially build a stick-built home at some point.  Also, it can be difficult to get a conventional mortgage on a mobile home.  It is impossible in our area but I'm not sure if you have it on your own land.

    If you are just looking for a good place to live at a good value - I personally love ours.  If you have land that's great, if you are looking at mobile home parks check them out very carefully.  In our area there are very nice ones but also a few not-so-nice ones.  The managers should do background checks and have rules on maintaining your lot to keep the park nice.  I'm not sure if I'm allowed to reference other sites but search for mh village and you can look by zip code for info on parks and homes for sale.

    As for the homes themselves, again ours is a bit older at 1992 and it looks great.  It's very energy efficient and it's laid out very openly.  We have a yard, a shed, and our own space.  It is extremely affordable and we will have the home paid off in a few years, at which point we will only be responsible for lot rent.

    We have been trying to sell our home because it is a two bedroom- we love it but we need more space!  We're in no rush but once it sells we are looking at buying a three bedroom double wide in our park.  I hope this helps!

  • I have seen some very nice ones. I don't want to live in a park. We are looking to buy a home and land, so many of the places we look at are double wides or manufacturered homes that sit on a lot of land, have a good shop and a lot of them even have barns of some type.
    Do you have any issues with yours? My uncle told me to never do it, they hate theirs, he said it is always something with it. I don't want to sink a lot of money into one every time I turn around because something else is wrong with it.
  • I live in a rural area where there are a lot of double wides and manufactured homes. My immediate neighbors live in a 30 yr old DW they rehabbed and it's like brand new, there were no major problems. My neighbor across the road live in a brand new manufactured home. They both paid cash, and they both really wanted the land.

We are looking to buy a home and land, so many of the places we look at are double wides or manufacturered homes that sit on a lot of land, have a good shop and a lot of them even have barns of some type. Do you have any issues with yours? My uncle told me to never do it, they hate theirs, he said it is always something with it. I don't want to sink a lot of money into one every time I turn around because something else is wrong with it.
    We've lived here nearly 7 years and have had one furnace repair (our fault because we didn't realize we were supposed to do a yearly cleaning) and we replaced the back door because the original was warped and kept opening randomly.  

    Both repairs were within our first two years of buying the home, so zero issues in the last 5 years.  I feel like if you get a new one they are really nice now, I've seen some truly gorgeous homes.

  • Try and find property that possibly has a run down mh or dw - this way you already have utilities there. You can then build or buy a pre-fab without the cost of cutting right of ways for power, water, cable/internet.
