I have a random question about selling a house

We are planning to sell in the next few months.

We definitely need a new roof. Is that something we should do now, or split the cost with a future buyer? Is a roof something people would walk away from a house over? Would doing it now make selling happen faster and/or is brand new roof really attractive to a buyer?

IVF with PGD - three embryos created, all healthy - July 2014
FET - transferred two embryos (boy and girl) - Nov 2014 - BFP!

  • When we bought our house, we knew that the roof had been done fairly recently. It was attractive, but would not have been a deal breaker.  

    Needing a new roof, however, might be something a buyer would use to get you to lower your price.I would look at what a new roof would cost versus how much you are willing to negotiate.

    When you buy a new house your to do list is so long anyhow, I think I'd be really hesitant to purchase a home that would need a major repair in the near future.

  • I think it is highly dependent on your market. The market was incredibly competitive here when we purchased. We put an offer on our home within 5hr of it going on the market and there were 3 more by the next day. So a roof would have come into price negotiations, but wouldn't be a total detractor. If the market was more in our favor it definitely could have been a detractor.

  • What @nfp147‌ said. We looked at a home that appeared to need a new roof. If we had put in an offer we definitely would have tried to get them to lower the price.

  • Roofs actually aren't too expensive. I think fixing it now will be better than negotiating for it later.

  • I say this because we did our roof, siding, and gutters all at the same time last summer. Roof price was reasonable.

    I would go ahead and replace. A huge incentive for us buying our current home was that it had new roof and AC in 2012. That was major for us. It wouldn't necessarily be a deal breaker, but if it had needed to be replaced, we definitely would have asked for that and very possibly would've walked away from the house if they didn't agree and it desperately needed to be replaced. If it was minor repairs, that's another thing, but we still would've asked for that and honestly, might've walked if it wasn't done..

    T-TTC since Dec 2008. PCOS/nonexistant cycles(anovulation) and endo. HSG in '10 revealed both tubes blocked. Lap surgery in Dec '10 to correct. Failed Clomid/IUI and injectable(Bravelle)/IUI cycles so far.

  • I would not be able to purchase a house that needed a roof because we don't have that much cash in reserve. Even if we negotiated the price down, we still wouldn't be able to do it. I would be more attracted to a house that already had the repair done and it wasn't something I was going to deal with in the near future.
