MM Bummer

I want to start off by saying I am writing this post more as a "pity party" for myself and trying to buck myself back up.

My awesome tenants just gave their 30-day notice :(.  I had originally been so happy when they moved in because the guy of the couple was going to medical school, so I thought they'd be a "lock" for the 4-years he was in school.  And I think that would have been the case, except the couple broke up a month or so ago.

On the good side, I usually don't have trouble renting the unit out, but I just find the process really stressful.  I worry I won't find the right tenant.  I worry it will take a long time.  I worry when I've had a bunch of showings and no one fills out an application.

On the bad side, I will probably be about two weeks without rent, though it could be shorter if I am lucky.  My H was just in the unit a month or two ago and he said it is in good condition, so hopefully I can turn it around pretty quick.  It could also be longer, but two weeks is usually the most it has been vacant.

In a crazy, random coincidence, every tenant (3 sets so far) I've had since I bought the property has stayed for 13 months.  They've all had good reasons to leave...two bought their own houses and now these folks have broken up.

And, typical Murphy's Law, it is extra bad timing.  I should be closing on another property in a couple weeks that needs some rehab.  So I'll just be starting that...and stressing about that...and then will have the extra burden and stress of finding new tenants for this unit at the same time.

On the good side again, it's not calamitous.  I'll be shorter than usual on both time and money due to the new RE purchase, but I can at least still handle it on both the time and money side.  I'm just not happy about it!

I am getting through by envisioning my life in September when I have my next awesome set of tenants in my duplex AND my new property has been fixed up and is also fully rented.  It will just be a long couple months to September, lol.

    I remember the look on our landlord's face when we handed him out official 30 day notice.  H had lived there a few years (me only towards the last year) but we had bought our first house.  Our landlord was pretty bummed - he called H his "ideal" renter.  Probably helped that H mowed the lawn (duplex) so it saved our landlord time.  I think he has 4 or 5 duplexes and he and his kids do all the lawn care themselves.  ;)

  • We just found out our tenants is moving out too. I'm bummed about having to look again, but she stayed almost 3 years.

    Haha, I have thought about putting up a flyer at the medical school.  It is not super close to my house, but not too far away (20 minutes door to door).  There is a dental school just a few minutes away from me.  I'm definitely going to put a flyer up there.  I suspect both of those schools might have administrative people I could talk to and put myself on a list of available rentals.

    Of course, I know tenants come and go, but I keep hoping to have some tenants who will stay a few years!

    @blondie42107, I'm not surprised your previous landlord was disappointed.  Tenants who pay on time and are mellow to work with make life so easy.  I have been lucky that all my tenants have at least fallen in that category.

    @CuriousKiddosMama, hope you are able to fill the unit quickly also!
