DH's photo studio progress - UPDATE!

It's official DH finally broke ground today on the lot of his future photography studio.  I seriously was starting to wonder if it would ever happen between issues with his old builder and the city, but today was the day.  He has partial permits from the city which means he can dig and pour the foundation and footings which gives the city enough time to give him full permits.  We did a little family ground breaking ceremony yesterday.  He purchased the lot last fall and has been working on plans since January. Hopefully it won't take more than 6 months to complete because I'm anxious for baby making time :)  I've attached a couple photos of the progress so far.  They finish with the digging tomorrow and the foundation guys come out on Thursday.  DH is acting as his own GC.

  • Congrats!  I'm sure it is very exciting to finally be getting started.
  • That's awesome!  Isn't it crazy how fast it goes once they get going?  When we were building my house it took MONTHS to get through permits and all that, then more months after they poured the foundation (we had some issues with that).  But once they started framing it went really quickly from there.  And yay on the roof bid being lower!  You're right, that hardly ever happens... even if it does they still charge the original amount haha!
  • Congrats!  It's so much more gratifying once it finally starts looking like a BUILDING.  Instead of just plans, permits, and blueprints.

    Very nice surprise the roof will be cheaper.  Send those guys down my way, lol.

    Thanks guys! His exterior doors are getting installed today and ikea is coming out to talk about a kitchen. Nothing huge just a small kitchen. I guess with the roof there are 2 different types of foam. They quoted around 12k for the less expensive roof last year. Last week they quoted for the more expensive and it was $200 less than last year. I think he is going to have half the roof with the thicker foam and the other half with the thinner. I need to try and be more positive because I guess dh says all I ever say is I can't wait till it's over lol. Because he's been the GC for this he can't do as much photography which means it's been really tight for us financially and I'm getting tired of it. I almost thought of stopping retirement contributions but I didn't. We've still been putting money in retirement and savings during this whole process. I'm just ready for him to be bring in more money for us :)

    True, but I bet he saved tens of thousands of dollars being his own GC.  It will all be worth it soon!

    Since it is a new build, are you all going to have equity (ie worth more than the cost of land/construction) in the building once it is all done?  I'm just curious and being nosy.  Ignore me if that is too personal.

    I'm not sure about the equity question.  I want to say his DP was around 20k?  The rest is in a 20 year mortgage which we are hoping to pay off in 10yrs.

    His original GC up and left last year May because the budget was too tight for his concerns. LOL. Yes we are saving probably around 20k without having a GC BUT DH has had to pay himself a bit at a GC so we can afford to live lol - its been very minimal.
