Hi all,
I joined TN previously and come in to follow your board frequently. I would have posted previously, but completely forgot my sign on info (that I only used minimally anyways!), so I FINALLY created a new profile :)

A little bit about me: I live north, so am fearing the cold weather that is approaching, am married and have a daughter. Work in Marketing as a Graphic designer with also a degree in Interior Design. We sold our house earlier this year and are currently building with a Spring 16 finish timeline. I'm trying to find a happy medium between making purchases for the new home when I happen upon great sales (why are curtains so insanely expensive?!) and saving every penny. I have a decent budget (just use excel for weekly expenses/pay), but it's recently been shot with spendy car repairs this month, so am working on making up the costs from the vehicles. Not debt-adverse and in the last year have really worked on learning more about credit scores and how to understand the crazy system. And also learning about prying the budget away from my (no-attention-to-detail) husband and closing/combining accounts. It's been quite the year!

    It's so hard not to overspend when purchasing stuff for a new house. It must be so exciting to build too!

    One thing that might help is coming up with a budget for things that need to be replaced/purchased and putting that money aside in another account. Think about things that are immediate and things that can wait a little while, and then come up with a list in priority of what you need... Once you come up with the budget and put the money aside only use that money to purchase what you need, especially the immediate/high priority things. I would also wait on curtains and things like that until you're in the house and know what size you'll need, what colors you want in the room, etc. You have plenty of time to watch sales and try to get the best deals.  Good luck!

    We just built a semi-custom house, moved in in February.  All that stuff sure adds up, especially for us since we bought all of our own light fixtures and stuff like towel bars (took a credit from the builder we could get exactly what we wanted).  I would hesitate to buy a lot of big items until you're in the house for a little though.  I'm glad we waited on a few things, but did buy a new bed/mattress set and a new dining set right when moving in.

    I agree to wait until you're in to buy curtains (unless you need them to cover the windows since window blinds are even more pricey?).  Once you are ready though, Ikea has the best prices, by far, for curtains, if you have one available.  Otherwise, sites like www.jossandmain.com and www.wayfair.com are awesome.  Wayfair has a rewards program which is awesome.  Also, lots of household stuff goes on sale in Jan/Feb, so keep an eye out then too.

    While I realize this isn't your first home, the first thing the author talked about was spending a small fortune on window dressings, lol.  She also talked about how her thrift store furniture from college just didn't look "quite right" anymore in her new house.  And the myriad of tools and lawn care equipment that she didn't even know existed.  I can especially relate to that last one!

    We are still using DH's "bachelor" furniture in our living room.  I hate it, and it doesn't look at all right in our more modern great room.  But, it's so far down the list of stuff we need, it'll probably be years before we replace it, especially because the actual condition of it is still OK... just a bit run down and doesn't match.

    My "house hate" is the linoleum in our master bedroom.  Seriously!!!  Who puts linoleum in a bedroom?  And not just any linoleum.  Green Marble-look linoleum.  I've attached a pic so you can marvel in the horror.  BUT, as much as I can't want to put in hardwoods for that room, the floor works just fine and so we've lived with it for 4 years and counting.  It is now at the top of the improvement list and I will get my hardwoods sometime next year.

  • Thanks, @Xstatic3333 :) We went with a builder and are building based off of a model. Even with my background in Interior Design, I don't think that I could ever do totally custom! I feel like I changed my mind repeatedly on cabinets, floors, colors, etc that I can't imagine having to decide wall placements, too! Ha

    Yes! Ok, this is maybe a question for another thread, but I was thinking after we purchase the home and don't have just one large pot of savings (ugh), that I would open an additional one or two savings accounts with our credit union to better manage the yearly knowns- like one for car emergencies, property tax, etc. and the other for home wants... Thanks for the great idea!

    It's so expensive! We are also doing our own lighting and hardware. I've gotten some of the lighting already by watching for good sales/clearances. Hardware will need to wait until we are in the space, or at least it's built so we know exactly what we're working with!

    For the curtains, I've been purchasing slowly and only for a few rooms for mostly privacy. Will def wait on blinds until after we are in the space to see which windows will actually need them. It just stinks that we needed to start from scratch because all of our window treatments sold with our last home :(

    Think about how luxurious your hardwood floors will be once you get them! Flooring is so expensive, it's nice that you were able to wait to hopefully get what you will really love :)

    This home will be larger, but mostly in dining space. We had a tiny kitchen and non-existent dining room before, so while purchasing new tables will be a pain, I'm so, so excited to be able to have a nice family meal or entertain soon! I am keeping around most of our furniture so that we don't need to worry about EVERYTHING. Like the light grey sofa covered in nail polish by my (then) one-year old ;)
