ahhhh likely getting an offer!!!

So excited. Our home was listed about 1 1/2 weeks ago. We have had 9 showings and 2 of those have been second showings. And today, it seems that we are likely getting an offer. I'm excited but nervous (what will they offer??). Then that negotiating process must begin....

  • Congrats!  9 showings in less than two weeks sounds spectacular!  Good luck with the offer.  Hopefully it is pretty close to your list price.

    General curiosity question for all.  Are second showings typical for buyers?  I have gone on dozens of showings.  I make my decision after I have seen a house once.  I've never requested to go on a second showing.  Am I the oddball?  That's always a possibility, lol.

  • We definitely did a second showing.  We needed a little time to digest what we saw the first time and look at it more critically the second time.

    I've always done a second showing, mainly because I want a clear mind when I make my decision.  I see a lot of houses when I'm in the market and when I narrow it down to my (or our when I bought with DH) favorites I wanted to see our top two choices back to back so we could make better comparisons and have everything fresh in our minds.

    Not that I plan to sell a house anytime soon, but it is a good revelation of what to expect for when I do.

    We saw our current house around 7pm the day it was listed - and were in the realtor's office late that night putting in an offer.  I didn't think it would last, so we didn't want to risk it waiting.  We were also watching listings for months before that, and I honestly saw maybe 2 other houses  that I could see ourselves in.  I didn't want to lose this one!
  • With this house that's now for sale, we did do two showings before putting in an offer.


    I think also these buyers are from out of state, and only in town for the weekend. They saw 20+ homes. So it made more sense too to do 2.

    I'm assuming I am similar to you, since I've been to one showing and purchased one house! GL with the offer! Hope it's a good one! Sounds like you have a lot of interest.

    @short+sassy  We saw probably 20+houses in 6 weeks.  We offered on 5.  Four of those were multiple offer situations where they held offers for a few days.  Of the 20 houses we saw probably 3 or 4 twice for various reasons. Usually because we had seen multiple houses in one day and we didn't have the clearest picture, or because we loved the house but needed my dads (more experienced) opinion about the construction. Of the ones we offered on, we only saw 3 of the once, and 2 twice.

    @short+sassy  We saw probably 20+houses in 6 weeks.  We offered on 5.  Four of those were multiple offer situations where they held offers for a few days.  Of the 20 houses we saw probably 3 or 4 twice for various reasons. Usually because we had seen multiple houses in one day and we didn't have the clearest picture, or because we loved the house but needed my dads (more experienced) opinion about the construction. Of the ones we offered on, we only saw 3 of the once, and 2 twice.

    From reading some of the other responses, I think that is some of the difference.  When I was shopping for my personal home, although I initially had a very long list of homes, I was able to cross off over 90% of them just by driving in the neighborhood and looking at the outside of the house.  I probably didn't go to more than 5 showings for my personal home and was ready to make an offer as soon as I found a house I liked after seeing the inside.  All the other showings I've gone on have been for rental properties and I could see where that would be a little different

    Ironically, the house I did end up purchasing, I had initially crossed off my list before I even requested a showing.  The MLS description had described the house as being 2600 sq. ft.  And I was really excited about the large size as compared to the purchase price.  But then I went to look at the outside of the house and was super annoyed to find it was substantially smaller than that.  More like 2000 sq. ft.  (keeping in mind, it was a duplex, so only 1150 sq. ft. would be my living area).  What changed my mind is the house started substantially dropping in price over a short period of time.

    I wish we could have made a decision to get a house, put in an offer, and get it!  The market here is insane (as I think it is in most places).  I walked out of the house that we are closing on next week, I hated it. Three weeks later I went back to see it with my dad who helped me see the potential.

    We did a second showing, but I'm not sure the other offers on our house did (we were up against several other buyers). The first showing was a Sunday afternoon open house and we went back Monday morning and then wrote up our offer. It was my first house so I was nervous! We still weren't even the first offer in, but we did get the house. I watch HGTV and these people take their time and "think" on it for a week and then give an under-asking price offer and it boggles my mind. That is definitely not happening in my area any time soon for the houses in my price range!
  • Yippee!!  I think second showings are more common in a slower market.  

    It's been awhile since I've bought a resale house, but when I did, I think we went and saw it a few times.  But it was a slow market and the house was vacant and needed lots of work, and I was deciding between it and another fixer upper, so I had to visit each one a few times to figure out costs etc.  

    These days, at least around here, there are very few second showings, mainly because houses move so fast (ie less than 3 days).  Basically if you see it and like it, you need to offer very quickly.  

    For the folks who bought our house, they made their offer right after seeing it, but then asked if they could come back a few days later to show it to their kids, which was fine.

    It's a fairly quick real estate market in my area now, but it wasn't 5 years ago when I bought my house.  There were hardly any buyers in the market and real estate was at an almost dead stop because of it.  I could not have picked a better time to be a buyer.  Which wasn't due to any strategizing on my part lol.  It was just pure dumb luck that I happened to be ready to buy when the market was at the bottom.
