Homeowners-your appraisal estimate~

We got ours last night and our value dropped about 5K.  This equals about 1.5% decrease.  One part of me is like.."Yes! lower taxes" and the other part is worried that my house value depreciated in the market.  It's a small diference anyways.  We're in Allen FWIW.

So how did your estimate compare with last year-increase or decrease, and what area are you in?

  • We got ours in the mail yesterday.  Since we bought our house in 2006 it has gone down every year, until this year when it apparently jumped 15k.

    Still trying to figure that out.

  • Our appraised for what we paid for it last July, which was a jump from what it appraised for last year. of course we would love to contest, but I don't think we can since we paid that for it!
  • We're in Mckinney and ours decreased too. I can't remember how much exactly but I think it was under 5k, still..  Tongue Tied

  • Ours stayed the exact same in Richardson.  Is that normal?
  • We haven't gotten our county appraisal yet for this year, but I will say last year, ours went up $40,000.  We bought the house at the end of 2007 and were  shocked that it went up that much.  We had paid a great deal less (a couple couldn't divorce until the sale was final, so they kept lowering the price) than the appraised amount, so we contested.  It is ideal to have a lower appraisal so that your taxes are lower.  The county appraisal generally has little to do with the value of your home if you were going to sell.  That is based on the market and comps in your neighborhood. 
  • We're in Plano and it went up 5K.  I wonder how they decided ours would go up when so many went down..weird.
  • I'm in Arlington and ours stayed the same as last year.
  • The rental property in McKinney we have went down 5k and house in Prosper went up.

  • I'm in Fort Worth.  Mine went up 40k, which is 20k more than we paid for it last year.  We plan to protest.  No way the value went up that much in this economy.....
  • Gippers Girl - We're in RIchardson as well. Two years ago, everyone around here had their appraisals go up a whole bunch. Since then, they have stayed to the same for everyone I've talked to. I'm glad two years ago our appraisal went up over 50,000. I almost had a heart attack.?
  • We got ours yesterday, and it had DROPPED $40k. We checked our neighbors, and same story. However, our neighborhood is new construction, and the sales prices have actually gone up since we bought, so I'm not too worried. Lower taxes!!!

    Thanks for the info.  50k is quite drastic.  I'm pretty sure I would have had a heart attack myself!

  • We are in Keller and ours increased well over 100k!!!  I was livid yesterday when I opened the mail. 

    I plan to protest, protest, protest!

  • Last I heard ours went up about 30k... yeah, we need to protest.  :(  Booo to higher taxes.

    Interestingly, we had the house appraised last year before we moved. It was over 30K lower than what the tax appraisal is for.

     

  • Ours was exactly what we paid for it in October. I still plan to look up all of the neighbors' houses and be sure that this is consistent.

  • Ours increased $4200 which has been about average over the past few years. While I'm not excited we'll pay more taxes, I'm excited that it didn't go down.
