Savannah/Providence/planned communities in general...

Can anyone offer any pros/cons about them? 

We took a tour of Savannah last night and unexpectedly liked it, but it just seems so "one of us.... one of usssss.... drink the kool-aid..."  But we really really like the idea of building a house from scratch, especially since it's so cheap compared to some of the houses we're looking at (that we would then need to sink $$ into to customize to our liking). 

So, anyone here live in one?  or lived in one in the past?

  • We live in Providence - and have been there for a little over a year. It's a really nice neighborhood... VERY kid friendly. There is always something going on, whether it's a kids/family event (watching movies outside at one of the ballparks) or an adult event (tons of classes you can take... scrapbooking, yoga, and tons of other things). Our neighbors are great too. We built our house, and our neighbor decided to take it upon himself to keep an eye on it during the process. When we'd visit the site, he'd come out and report what/who he saw in and around the house.

    The main thing I love about the neighborhood is how family oriented it is. I think it's a great neighborhood to raise a child in. We don't have one yet, but when we do I can't wait to let them play out in the yard with the neighborhood kids - like I used to growing up. 

    We don't really have any complaints about it. The HOA dues seem kind of high to me (but I have been told it's a great price for what the community offers). We just need to do more in the neighborhood - take advantage of everything. That way we can feel we're using the money, ya know?

    I will tell you that the back part of Providence, back where we are, doesn't seem as.... "close". I mean that in a good way. It seems the front part of it has all the cool things, and everything seems to bunched up together. Where we are it's like there's more room to move - it's calmer... not as much going on. It just has a different feel to me.

  • Laura is right, the yards are very small. We got lucky and found an open lot that backs up to the creek (which also runs on one side of our house, so eventually we'll only have 1 neighbor on 1 side)... and that enabled us to have a nice size yard. It's so much bigger than the other yards I've seen - and we love it. On our side of the street there are only 2 houses, and plenty of room to build more. I bet that the ones that chose to build on our side street will end up getting a big back yard.

  • At one point we thought about moving up there. But they are just too far from work for both of us. But we are moving to a master planned community. I wanted something where there was more of a community feel and you got to know neighbors. Where we are moving all of the kids in the community will go to the same elementary school and there are community pools in each of the different neighborhoods. I have noticed that master planned communities tend to have higher HOA dues because they do more stuff, but I am ok with that.

  • We looked at both; Savannah is on average 15K-20K more for the same house/builder than Providence and HOA dues are higher. We bought in Providence in 2004 and we like the community, parks, etc.

    The community is divided by Fish Trap Rd, north of Fish Trap the community retained more trees, nature, and the yards are little bit bigger. We back to the creek so we have a large backyard.  My only con is the HOA, dues are high and they are not providing the same level of services as they have in years past, yet dues have been raised.

    The other item to consider is the commute is a bit tough, traffic is rough depending on where you work.  If you work in Denton/Frisco/McKinney, then you will be fine, arond 20-30 mins.  If yo work in Dallas, figure at least 1hr to 1hr 15mins.  I work in Las Colinas, and my drive is one hour exactly.

    The elementry schools are great! This is another bonus!

  • We live in Paloma Creek which is between Savannah and Providence.  We live in the Lakeview part which is in the back on the south side of 380.  Only Drees and American Legends builds back here so it's a little quieter but nicer.  We looked at both Providence and Savannah and decided against them because we wanted more of a brick home.  Our HOA fees are a lot less and I've known someone to move out of Providence because theirs went up.  I HEARD their property values went down this year but I'm not sure.  I haven't heard how Savannah came out.  Our value has stayed the same for 2 years but went up 16k this year.  Which is good and bad.  Good if we could actually sell it but bad because our taxes are really high out here.  They add about $500 a month to our payment.  The area is very family oriented and their are all types of people (pink hair welcome!).  The schools are good and we are pretty happy.  A lot of stores and restaurants have popped up in the area and we are finally getting a gas station closer to us.  We do all of our shopping at 423 and Eldorado or you have to go further into Frisco or Denton if you want anything besides Walmart for groceries.  Hope this helps.  If you have questions email me at my user name @ gmail.com.
  • My BFF lives in Providence. ?It's very family oriented. ?I've been to some of the events they have on the pond toward the back that was nice. ?I like that they have alleys and the garages are in the back of the houses. I like the Cape Cod style, too, the only drawback is the small yards. ?My nieces have enjoyed having lots of kids around to play with. ?Oh, and at Christmas there's these 3 houses that do this really fancy professional lighting job that's fun to watch--they were on channel 8 news! ?

    As far as driving it's right between Denton and the Tollway--about 15-20 minutes down 380 to each. ??

    Speaking as someone who does NOT live in a planned community with an HOA, although there's some drawbacks to HOAs, I'm starting to see now that the benefits generally outweigh the drawbacks. ?And if you're like my Dad, you'll probably do little things to piss off the Board for sh!ts and giggles anyway for added entertainment. ?:-)?

  • We live in a big planned community and enjoy it.  I love that we don't have to worry about our neighbors parking a boat in their driveway.  If a tree dies in the front yard, you have to replace it.  We don't use the pools that much but it's got to be a selling factor to have 5 community pools (one with the big slide).  We do use the tennis courts and ride our bikes through the trails all the time.  The elementary school is in the neighborhood too.

    I like Savannah/Providence but I am concerned with the drop in property value.  As long as you plan to stay for awhile it should be fine.  The prices actually seem less than they were 3+ years ago when my parents looked out there.
