Re: Rio Rancho Anyone?

I'm an urban girl at heart, so Rio Rancho (which I always call RR cause I'm lazy) is not MY style. They lack a real downtown and the major retail is all strip-mally. That being said, RR is extremely affordable and has some really nice areas. And most of my friends here in ABQ live there so I end up across the river in RR a lot. And all my friends who live in RR LOVE, LOVE, LOVE it.
One thing I always consider in RR is how far from I-25 you are. North RR (up around Coors and 599) is only about 30 minutes from downtown ABQ. So commute-wise for folks who work near UNM-Downtown, it's the same as a lot of areas in ABQ. The only issue is 599 across the RIo Grande and through Bernalillo can be rough sometimes. And up there you are near the RailRunner station (our new commuter rail system) and the Sandoval Park and Ride - so you don't even need to drive to work. Three friends live up there - one in the River's Edge development, one that is more in Bernalillo than RR and one in the area north of Idalia that is all spec homes. There are a lot of amazing houses for sale in some of those neighborhoods right now that are a steal right now IMO. And the views of the mountains are great and you are just off teh bosque trails. And tehy are near teh proposed new downtown.
Ventana Ranch is also really nice. (It's actually ABQ, but it's just south of RR.) It's master planned with parks and trails and they actually have new schools going in there.
The older part of RR is the southern portion near Intel (which Duff reffered to). The houses tend to be from the 80s. But you're close to Cottonwood and in the more established part of town.
RR lacks some city planning and zoning regs. The city has some major issues with collapsing soils and drainages. So definitely ask if any houses are in one of the special assessment districts (SAD) that they were thinking of creating to deal with the drainage issues.
I would stay away form the Northern Meadows area. (I think that's what it is called.) It's about as far northwest as you can get in RR. One of friends used to live out there and I swear it took an hour to get out there.
Thanks for the heads up everyone.
Thanks for the advice on Northern Meadows Flame. That is actually EXACTLY where i found a few houses that I wanted to look at. I found beautiful newer houses. I am willing to take a 45min to 1hr commute if I have to. I commute an hour out here to work. I'm kinda bummed but I will look at it.
I am very glad I found this board.
Ahh...Northern Meadows...that's what I was thinking of when I was thinking of the booneys of RR. Take a look at it, but personally I hate going out there. My sister lives in Riversedge and she likes it. We're really close to Ventana Ranch and were thinking about buying a house IN Ventana Ranch, but decided to stay in our little condo.
GL!

I do have a friend from work who loves living in the Northen Meadows area. But she like being that far away form everything. It sounds like you are looking at the newer portion of Northern Meadows - i think that is a bit closer to 599 and maybe not as bad a drive.
Definitely look there - you might like it. And not everyone is as driving adverse as I am!
