Anyone work in real estate ??

This is something I've considered in the past, and now that I'm looking for a career change, I'm looking at it more in depth.

Just wondering if you could give me some inside look at your day / week. What is it really like?

I'm also curious as to average starting $$. I've heard everything from $18k - $40k to start. I know a lot of it depends on how much you put into it + current market, but I'd like to get a better "guess" on what to expect.

  • My mom has been a realtor in the Dayton area for about 15 years and I grew up moving a lot (my parents fixed up houses while we lived in them and then sold for more, so we moved about twice a year, all in the same town.) So I know a lot about real estate in general.

    When you sell your house with a realtor, they charge between 6%-7%, most are 6% now. Then the buyer realtors gets half and the selling realtor gets half, so 3% each. Depending on the broker you work for, I think you can get between 1.5% and 2% of the sale of the house. Plus, fees can average around $1,000-$5,000 depending on advertising, etc. I'd say the first couple years (and in this market) you could expect to sell/help buy between 3-5 houses would be a good goal. So if you have friends/family looking at decent prized houses, then you might be okay, but if most of the people you know are first time home buyers looking in the $100K range, it might be harder.

    Selling $1,000,000/yr is an attainable goal, but still pretty hard, especially in this market. It could be 2 good sized houses, 3 decent priced houses, or 10 smaller houses though. And after all that work (sometimes 100s of hours for one sale), you would make $20,000. Subtract out all the fees you pay, say $3,000. Subtract out what it cost you in gas driving around so much. And subtract out what you'll owe in taxes. And it's really not the most lucrative career.

    My mom actually is just getting back into it and she's decided that the only way it's really "worth" it is to work for one of the "big" names (Phil Hermna for example up in Dayton). So she lists houses for the realtor, shows houses to prospective buyers, attends closing/appraisals, and works open houses for $12/hr. She does this about 20 hours a week and says she makes more, has less stress, and yet gets all her perks to being a realtor like going to free luncheons, access to houses we might buy as rentals, etc.
