New Construction Upgrades Prices - Burlington County

Hey everyone! My husband and I are considering purchasing a new home from Ryan Homes in Burlington County NJ and was wondering what the typical costs for upgrades are. I plan to go back to the community on Saturday, but I am impatient and curious. How much are upgrades such as a finished basement, morning/sitting room, garage (yes, it said this was optional!) granite countertops, etc?

  • Different developments in different towns seem to vary greatly in price. Deals they might offer on upgrades in one area might not be available in another.

    Where are you looking specifically?

  • I would look online or call them.
  • If you negotiate, you can try to get them to throw in some things for free.
  • My H and I just built a Ryans Homes townhouse in Swedesboro and they also offered a bunch of these upgrades. It does depend on the development and type of house (single family/townhouse etc). For us, a finished basement upgrade was an additional $10k, the morning room I believe for the 8ft extension was $8-9k (and that 8ft extension was on all 3 levels of our house since we also got the luxury master bath suite)...If it's a townhouse and you get an end unit you can also get bay windows as an upgrade (which is an additional $1200).....If you have any additional questions about upgrades of the builder feel free to send me an e-mail (JBerenato at gmail dot com)

  • I live in a new construction home made by Ryan homes. Yes, they charge you for everything...including things that you would think should come somewhat standard. For me, the garage wasn't optional but they have the ability to charge whatever they want. My finished basement cost $7K extra. I thought the homes in Florence we Toll Brothers, not Ryan Homes though....

    They were originally K. Hovnanian. We purchased our home in the Manors at Crossroads (well, closed on it) in April 2008. Toll Brothers did build a new development in Chesterfield though, along with the Birch Hollow townhomes & condos on the other side of Florence Columbus Rd a few years ago. Ryan Homes bought the remaining 45 or so lots in I think October 2008 from the original owner of the land. Prior to that, K. Hov was purchasing them one at a time, just prior to the beginning of construction on each particular home. In addition, they're still building on the (larger homes) Estates side, not Ryan Homes. OP, I responded on the Buying a Home board earlier this week.
