We told our builder we wanted to do the bay window and not the vaulted ceilings and he said he'd throw in the vaulted ceiling because he didn't ask us about it before we closed. So we are getting both the bay window and the vaulted ceiling for $550.
BTW, all upgrades from here on out are out of pocket since we have already closed on the construction loan. So $1000 added to a mortgage isn't that much, but paying out of pocket for each of these things is going to add up. If they start to get out of hand and we're ending up writing a $5K check we will redo the loan amount, but for right now we are just paying out of pocket. I don't think there will be many more upgrades. Just cabinets and maybe bathroom tile.

If you need to prioritize future upgrades, consider what can be upgraded later on your own vs. what can't or what would be extremely expensive if done later (such as structural components). Some builder upgrades like granite vs. laminate counters are way more expensive if you choose them vs. DIY/hire a contractor later.

We are definitely thinking about DIY upgrades vs. builder upgrades. The reason I was considering having him do the tile is because bathroom tile is a PITA. Our builder is a friend of the family and if I ever hire a contractor to do something it would be him so I know I would get the same price now as I would down the road (assuming materials cost the same).

We just built a home and moved in 2 weeks ago. It was such a stressful experience, but so worth it! I couldn't believe all the extras I wanted and the ones I could "pass" on.
