I am so incredibly frustrated and discouraged right now.
We have been dealing with an individual who owns a lot that we are interested in purchasing (actually, he owns 2 lots side by side) for the past 2 weeks. We actually aren't dealing with the guy directly, he is using the developer of the property to sell his parcels of land. We offered, he countered, and we countered, and are waiting to hear back. As of Friday, the developer was pretty sure that we could get a deal hammered out on Monday. Long story short, last night we hear from the developer that the guy is thinking he might just give both pieces of property to his son to build. Seriously? You've had these lots for sale for 4 YEARS, and now, 2 weeks into negotiations, you decided maybe you'll just give them to your son. We will allegedly find out for certain tonight (but I am confused as to how yesterday he wasn't sure, but he'll know for sure tonight), but it really isn't looking good. Another 2 weeks lost.
DH called the guy who owns the lot that we were considering out back up to this lot. He actually has an offer, but the guy doesn't want to give him the full amount in cash up front. He said he would let us know Thursday if the offerer was going to pony up all the cash up front, and if he wouldn't, then we could make an offer. This also does not seem promising.
We never in a million years expected that we would have such a hard time buying a lot. We're like "here, please, take our tens and tens of thousands of dollars as soon as you want it" and we can't get anyone to take our money LOL. It would be less frustrating if we losing these lots to higher offers, but they are just being lost because the owners are flighty.
If these 2 lots don't pan out, I think we are royally screwed. Based on the size/value of the house we are building, there are only 4 areas where we could build this house. 2 are just crazy priced (lots costing $40K more than we want to spend). 1 is on a busier through street, and DH just can't see living there with a small child. And the last is this development we have been trying to get into.
There is one last possibility for a lot, but it is RIGHT next to the house owned by his coworker, and I don't think she would be all that pleased for us to move in right next door (as she has already commented a few times about how their boss never asked her about moving in 3 doors down from her). That lot is actually owned by our builder, but he has more into the lot than we really want to pay. The bigger issue though is that it it next door to his coworker.
Selling OUR house was supposed to be the stressful part. The weather is turning, and if we don't get a shovel in the ground soon, I think we are going to be screwed. This is so so disappointing. We have been house hunting for over 3 years now. Seriously house hunting. We have found our dream plan. And we can't find anywhere to build. I am so discouraged.

I'm sorry you're having such a hard time. I don't really have any advice for you because it seems like you're just hitting rather unfortunate circumstances.
I can say this though - it's not legal for the owner of the property to use the developer to sell it, unless the developer is also registered as a real estate salesperson. Sounds like there's nothing you can really do in this situation, but it's something to consider on future properties.
I hope one of these deals can be salvaged!
Ugh, Pam that sucks
It just seems to be obstacle after obstacle. Are there any other undeveloped areas you can look into (like areas outside of where you are currently looking)? Might be worth the extra time driving.
I'm sorry, that sounds so stressful
I'm jealous, though. Lots for "tens" of thousands of dollars? Here we couldn't buy one for under $200,000 probably.
