Regarding posting notices on rental property.

Just wondering about the invasion of privacy thing. Our understanding was that if you go to hand-deliver, and no one answers the door (which was the case this morning), that you should post it in a conspicuous location (ie. on the door), and thatno personal information (ie. name, address, rent amount, etc) should be visible from the outside.

So, for instance this morning I knocked on the door, no one answered. I folded the notice so that the only thing showing was "Notice to pay rent or  vacate" and taped it to the front door.

Not sure if it matters, but the property is a single-family house, and it is located in Kentucky.

Thanks for any info you have. I really like to do things by the book, especially in these regards.

  • I just talked to a lawyer friend in KY about this over the weekend and I believe the law was the same. Not 100%. In ohio we are required to stuff them under the door, serve in person, or send certified mail. You can not tape them to the door.

     I just e-mailed lawyer friend to refresh my memory. 

  • butting in... I work for a company that does collections and we leave door tags when people are not home. We are not aloud to put anything personal on the door tag unless it is able to be folded so someone walking by cannot see it. If it's folded (we have special tags that have a flap on them) then we are able to put sensitive material on them and they have to be taped or stapled shut or something where someone would have to deliberately open it just like they could a mailbox etc..

  • My lawyer friend just sent me some KY eviction info. In it, it states that you should send certified notice or should be hand delivered and witnessed by a non relative. I can't tell you how important it is to have someone with you when you serve evictions. You never know what the people are going to say or do. Unfortunately it doesn't say what you should do if they do not answer when hand delivering.
