Hi Ladies,

DH and I live in Southern California.....we are considering purchasing a condo in Florida for what seems like a steal!

Is anyone familiar with the Cutler Bay area (South of Miami)?? The condo is located on SW 196th Street. I was just curious if this area was decent, since I know some Miami neighborhoods can be hit or miss.  We are interested in renting out the condo, not using it as a primary residence, but we would still like to be sure that it is in a safe area. Any info you have would be very helpful!

  • It really depends on the exact address.  That area can be hit / miss.  Try the baby board as there are more bumpies that live that way, than there are here in the nest.  GL!

  • I would definitely say it depends on what part of 196 street you are talking about.  If it's closer to old cutler, I think it's ok..
  • I would have to second that it can be hit or miss.  In case you haven't considered this already, some areas already have lots of unoccupied condos for rent.
  • I definitely agree that this area is hit or miss.

    But there are many beautiful homes in that area as well... it might be worth it to come and check out the areas just in case!

  • I have lived about 5 miles from that street all my life, and it has changed a lot over the years.  I definitely agree with everyone saying it depends on the cross street.  I think it would be best if you could make a trip out here to check out the area and first, not sure if you were planning on doing that.

  • Thanks for your help, ladies. DH will probably be going down there in a couple weeks, but that will be for closing =/ (we will still have the option of backing out). If I were a little more specific, would that help you give some more advice??

    I read that Cutler Bay, EAST of Rt. 1 is a nice area, west of there is not....is this true?

    The condo is located JUST west of Rt 1/FL 821 Toll....it is very close to Southridge Park and the nearest cross street is SW 110th Ct.

  • I live in the Cutler Bay Area my husband and I we own a home.  Our neighborhood is very quite and family oriented.
