Tupelo - I don't know if it's the WORST neighborhood in Manhattan. Depends on what you define as "worst." It's very subjective. I lived there for a little over 3 years and loved it. (Super cheap, beautiful apartment, nice and diverse population, super close to trains, every kind of food you can imagine nearby.) And it got a lot better starting in late 2004. I haven't lived up there recently, but I've heard it's not quite as great as it was in 2008 (but, really, where is?) but that it's not as "bad" as it was in 2004.
A little background: I've leased this apartment since 2004 and lived there until late 2007 when I moved in with my husband downtown. Shortly before I moved, the landlord sold it to the now-current landlord and the former landlord (with whom I worked) advised me to keep it (as long as I could keep it subletted and wasn't losing any money on it), because he thought that the new landlord might turn it into co-ops, where I would be able to buy it at an insider's price. I've been patiently waiting.
So, I've subletted
it to 3 different people so far and they've all been friends or friends
of friends' (I don't want to list in on craigslist yet because I don't
want any creepy strangers, ya know?)
Also, I know at least 50 of my neighbors in the building (it's a big building: http://en.wikipedia.org/wiki/Dunbar_Apartments) because, after I moved in, I quit my job and went into real estate. As a broker, I rented at least 30 different apartments in the building.
