looking for a HOUSE!

DH I decided to try and get in on the tax credit before it runs out in April. I am so excited!

Can anyone recommend websites I can use to browse listings? I've encountered a bunch that required me to sign up for something but I didn't want to do that yet. I think we're going to have to do a lot of searching because we want a single family but most of the homes in our price range are condos.

Re: looking for a HOUSE!

  • I like realestate.com.  It does well for the Chicagoland area.
  • go to the main nest page and click "I want to live here"...it'll let you search through realtor.com

You only have to sign up if you want to save listings.

  • Where are you looking?

If you know some local real estate companies look up their websites.  Most of them will have free listings.  Also google search "your area real estate".  We have a website called mycaar.com (my charlottesville area association of realtors).  They list almost everything available in our area.  You can also check the "real estate for sale" section of your local craigslist.  Most of those are for sale by owner and may be cheaper.

Also, it's worth looking into HUD homes.  Once in a while you'll find a really awesome deal.  This is the site where we found our house http://www.tenmanagement.com/listings/default.do;jsessionid=176A31AF6351434B6E0B611CC9D7223E

  • I tend to find a Realtor I like and search their company's listings. Don't feel like you have to choose a house because of the listing agent. If you know of a place you want to live, neighborhood, specs, etc. - then choose a realtor and let them do the work. You may be surprised at what you find...and you don't pay a fee to the agent if you're buying.

  • I googled MLS (my city) and then you just get to be more specific from there. I am not sure if the same thing is available in all areas.
Good luck DH and I are in the same possition.
  • I would try trulia or zillow.(trulia.com or zillow.com) I think zillow even has an iphone app!Zillow is nice because it shows you not only what the property is listed at, but also what it had last sold for, and what the property tax assessment says it was worth.

We had a wonderful agent in Atlanta when we were buying our house, but I was on there myself all the time looking for houses as they came on the market. GL!

  • I suggest contacting a realtor when you are serious.  We started out just like you just kind of looking.  Then I found a great realtor which referred me to a great broker.  God luck!!

  • We're looking for something in the Boston area. I have been checking zillow and will try out the other sites, and eventually a realtor...thanks ladies!

  • We just used a local website in our area....do yo have a lender?  Our lender recommended an awesome realtor for us.
  • I am actually a licensed real estate salesperson in NYC and work for one of the top firms in Manhattan, and I can tell you that zillow is not very accurate or user-friendly. Going through your local MLS is the best method because all of your local real estate board members post their listings here, regardless of what company they come from. This means that they can all see each others' listings and therefore get the most exposure to potential buyers. It can be quite daunting, which is where hiring a realtor comes in. They can sort through the crap, have insider knowledge on many of those properties already, and can help you navigate the arduous financing process. Also, in many cases, the seller pays the realtor's commission, not you! I would go through the MLS first, and if you start to see one or two agents that have many listings similar to what you're looking for, give them a call (they've likely researched their competition and may have something in mind that would be perfect for you). Especially since your buying time-frame is so short and there may be many people out there thinking the same thing as you about capitalizing on that tax credit extension. Good luck!
