Irvine Area Follow up ?'s :)

So we are getting more serious about moving out to the area and are doing much more research on suburbs, etc.  Are there any specifics areas to avoid????  What about great lower cost suburbs that you would recommend?  Any good rental companies?  We are hoping to get a 2bdrm apartment or rent a condo since we have 3 small dogs.  Any help appreciated! TIA!

  • When we moved out here, we found our rental on craigslist. I'm not really up-to-speed on ALL areas of Irvine.  The Irvine Spectrum, for instance, is a big difference compared to Irvine closer to the John Wayne airport. I don't know if you're transferring, but I would try to get as close as possible to your job or where you think you might end up. Spending less time in traffic is always a huge plus out here. You might also want to consider Costa Mesa (right next to Irvine).
  • Most of the areas around Irvine are really nice. I would probably avoid Santa Ana - there are some cool areas but lots of really sketchy ones, too. I love in Costa Mesa and I love it, but there are some sketchy areas of CM, too. Generally east side CM = good, west side = possibly sketchy. (I live on west side, and I love it, but I wouldn't ever really recommend my neighborhood to other people.)

    A popular rental company in the area is Westside Rentals, but I'm not too familair with using rental services.

  • Yep, that is a very important thing here in Atlanta, and he definitely doesn't want a long commute since he currently goes 52 miles one way!  He is ready to be done with that!

    Anyway, he will be working in the City of Irvine proper.

     Also, we have 3 small ogs so renting is going to be tricky!

  • There are quite a few apartment complexes in Irvine that allow pets. Look into The Irvine Company, they own a huge amount of the rental properties in the area. They are kinda $$, but usually very nice properties that are well run.

    oh, yikes!  do you have cross streets?  irvine spreads out pretty far - if you live close to the airport and he works down by the 405/5 interchange, it might be a PITA.

  • I like Irvine a lot.  We would have stayed here except for that it was considerably more expensive to buy a place in Irvine versus where we ended up - south county. 

    If I were going to work in Irvine, I would personally consider the following neighborhoods bc this is what I have the most experience with:

    Ladera Ranch - roughly 15 to 20 miles from Irvine. Rush hour commutes would be anywhere from 30 to 50 minutes each way, less if you take the toll road, which is kind of expensive, I think about $4ish each way during peak hours.  Great family friendly/young adult neighborhood, private dog park, lots of pools, close to grocery and shops, etc.  Craftsman style homes.  Lots of rentals.

    Aliso Viejo - Again, family friendly.  Young families and couples.  Lots of shops and restaurants.  Similar to Ladera.  Slightly cooler in temperature than Ladera and Mission Viejo during the summer, as you're closer to the coast.  I have a bit of an issue as far as access to Aliso bc I personally think it's a little far off the main freeways, but upshot is that it's directly off the toll roads if you're willing to bear that extra cost.  Lots of rentals available, from what I've heard.  Probably cheaper than Ladera slightly.

    Mission Viejo - SOUTH.  A little older of a community than Aliso or Ladera, rent is probably cheaper or comparable.  Might have bigger yards.  Not as many community amenities as Ladera.

    Irvine - Great.  Has most of what I've mentioned above as far as good qualities.  I think you'll spend the most amount in rent in Irvine, but your commute time might be less.  That depends on where you are in Irvine though.  I used to live in Irvine off the 5 and Jeffrey, which was 8 miles from my work near the airport in Irvine, and it still took me 25 minutes to get to the office in rush hour.

  • btw, there isn't really a "bad" neighborhood in irvine.  there are some older and newer areas so you might have a preference there, but I really don't think you can go wrong.

  • Craigslist is the first place i would look just to get a general idea of things- 

    you can go here: rental-living.com there are all the irvine co owned apartments. there are also a few apartment complexes that are not owned by them and are cheaper to rent. try looking up companies like archstone etc. I would stay away from living near the university bc parking is a real nightmare with all those students living 4 to a 2bdrm apartment with two parking spaces....

    it is not unheard of to negotiate a better rate- ask for a free month or move in special etc.


     

  • Try realtor.com as well and search the rentals for privately owned houses/condos. I'm pretty sure no company owned apartment complex will let you have three dogs. Two is usually the maximum.

  • When we moved we used a company called OC Property Rentals and they are awesome.  They take your requirements and give you a list of properties avail in the areas you want within your budget as NO CHARGE!  They get referral fees from the property managment companies for sending them tenants!  Great deal for you.  Many of them have "move in specials" too where you get a discounted rate or a month free or something.  It was super for us as we didn't know anything about the area when we got here.  Here is the website:

     They don't hound you either.  Oh and they give you a nice book of all the properties to look over!

    We choose Aliso Creek, in Aliso Viejo and really liked it.  We stayed there for a year and a half until we bought our condo out in Rancho Santa Margarita.  RSM is awesome, we love it.  And actually it would be a good commute from Irvine, like 10 - 15 min.

    What exactly does this mean? Do you have some cross streets?
